Instead of just saying this is a "phenomenal deal opportunity for someone in the Chicago area", why not give us some numbers. Let us see that this really is a phenomenal opportunity by some real life numbers (i.e. ROI, terms, necessary down payment, etc.). With this sort of data (numbers), other investors can make the determination as to just how good of a deal this is (or isn't). Just saying.....

Walter is correct. You've got to give some numbers on the deal.

-Asking Price
-Need cash or will sell on terms
-Down payment required
-Seller willing to do owner financing
-How long has current tenant been there

etc, etc, etc.

Every deal isn't a great deal for everyone. It depends on their business model. There could be a deal that one investor passes up, that another investor would jump on in a heart beat. But, they need to have the numbers to make that determination.

Sorry for the vague post. I made this post earlier just to gauge preliminary interest in the Chicago area. I wasn't quite sure if I was posting in the right place so I didn't want to cross post. I did end up posting in the classifieds section with numbers but here they are.

This could potentially be my first deal. Excuse me if I'm missing some information but if there's anything else you need just let me know. I have not locked this up yet but just waiting on my contracts from my lawyer.

Located - 917 e 78th st unit 102E.
2/2, 920sf in the community of Greater Grand Crossing.
Rented section 8 for $1050/mo

ARV - $51k
Selling/ assigning for $30k

I would hold onto the property myself but I don't want to take on long distance rental at this time.
