Crash course on neighborhoods

Here I am day 1 in Birmingham. Spent the day looking at neighborhoods to determine war zones vs hot zones. I now have a better idea of what I am looking for here in B-Ham. Tommorrow my RE agent is sitting down with me to do neighborhood comps of sold houses and sold REO's. Then we can start makeing 25:1 offers. This has been both fun and a learning experience. As Dean said at the last summit. Dive and and just do it. Make mistakes along the way, but just do it and learn as you go.

Today was fun. I helped my RE agent write and submit 50 offers. It was interesting to see that some agents were getting back with my agent even before we had submitted all the offers. (Just double checking the info that was submitted) I learned today that there are good RE agents out here.

Lets see if 1 or 2 deals stick from these offers.

No formal counter offers yet

Spent the day hanging out and looked at a few houses I had made offers on. Still waiting to hear back from the other RE agents. I dispise waiting on other people. Lesson learned from this;
1) Do not make all offers in one day. It overwhelms your agent.
2) Remember this is a business, the only thing that matters is the numbers.
3) When makeing offers, do it in the begining of the business week.

Towel is in hand, but not throwing it in yet.

I will venture out and explore Birmingham area this weekend.

Started out the day revewing counter offers receieved. Then started going to houses to see which ones if any to recounter the counter. Pooring rain today. Had to pull over a few times to wait out the dreching from Mother Nature. Only going to recounter on 2 of the homes I looked at today. Tommorrow will bring in some more activity. Gotta go dry off and get out of the wet clothes.

Buying Trip comes to a close.

This has been a great 8 days. I kicked the mule and got the ball rolling.
I have looked at 40-60 properties in this short time. I learned the different areas of this city. I can now grasp some of the education being taught to me.

Every night in the Hotel room I was reading and reviewing posts, Journals, and the forum. I got very little sleep this week because I couldn't stop reading. (I did take a break to watch the new episode of The Walking Dead.) everybody needs a few minutes to relax.

I met and built a business relationship with my Real estate agent. I think by the last day, we were in sink in what we were thinking. When we looked at a house, he now understands what I am looking for.

I also built a relationship with my Property Manager. We will see how that goes. Since it will be new for me as well.

So I beleive this was a great 8 days. Can't wait to get home and discuss many items with my coach.

made 58 offers and signed 1 contract to close by the end of the month.

Nothing Concrete until written

Well Boys and Girls, another lesson learned. Nothing is concrete until the paperwork is completed.

The verbal agreement I had with the seller on the house fell apart. It seems the seller had a partner who refused to sign the contract.

GOD just wants me to find a different house. Smiling

Why Birmingham

I have work for NYS and just ready to leave it here in the cold NorthEast. They Tax you and give all your money to 3rd, 4th, & 5th generation on Social Services. (Oops, step down off the soap box.)

As in any city, anyone following the DG plan can prosper in this business. I looked at many cities in the warmer region of the country, and for no real reason, (Other then I learned to spell it real easy) I just clicked with it.

I do not recomend others travel to start this business. I had a moved plan for this year a long time back. I just didn't know where until now. Stay in your own back yard, learn and master the basics.

Everyone of us can do it. The only way any of us cannot succed is if we QUIT on ourselves.

I just read your entire post and have to say, Bravo for taking the bull by the horns. Yes, you're gonna get thrown a few times but you definitely will wear it down eventually and make it submit. lol Sounds like your next deal ( first or not) is just around the corner. Just keep going. After driving 18 hours yesterday to get here, Today I started at 0830 and just returned to the Hotel. I manage to see and evaluate 35 houses. I have eliminated 27 houses due to the numbers just being so far out of wack, I just do not want to look at them for our first deals. I have 8 houses to evaluatewith my repair estimates and see how many I should put offers in on. I think I will get some dinner and then due my homework. I will let you know what I come up with.

After doing my homework, I settled on 4 houses to put offers in on.
2 Huds, 1 short sale, 1 forclosure. Long story short. Huds to early for investor offer. Short sale will take forever. Forclosure didn't accept my offer. So Sunday Monday & Tuesday found 60 more houses to look at.

At the last minute heading out the door, My wonderful better half, Mary found a duplex she wanted to look at. (I think she is getting into this) (She also hit a Grand Slam with this one. It is under contract for us to purchase as a buy and hold. A 2/1 Duplex. $14,900 Asking Price. Needs $4500.00 Repairs
Each unit will rent for $550 monthly.

Also under contract is a 3/1 SFH for $18,500.00. Already rented with same renters for 3 years. Rent is low at $%25.00 per month, but we will work on that.

Now I know we cannot count our chickens before they hatch, so I will not count on the income until they close and are rented.

Anybody who has investors looking for deals, contact me. Maybe we can wholesale some houses together.
