hi Michael. thanks so much. I JUST started 30 days to real estate cash. I am past the first chapter. I will make sure to read the whole book. I remember years back when I almost started wholesaling after reading one of deans books years ago, I called up a bunch of realtors (about 10) they all told me I was crazy for trying to assign contracts and that nobody was doing that anymore and I would have to consult with an attorney. I just need to know the laws in MA and how would I go about finding out the laws of Massachusetts to assign contracts. However, I will read the book and once I am done take some action steps...because knowledge without action is useless right?

Find a local REI club and attend the meeting. Ask about contract assignments OR who the locals use for an attorney. You could also call local title companies and ask if they know how to close a contract assignment.

Don't tell your new agents you are planning on assigning contracts, wholesaling or double closing. As far as they are concerned YOU are the buyer. Your exit strategy is none of their business. Represent yourself as a professional REI that closes deals. With your money or one of your private money guys period, that is all they need to know.

great info. Thanks for the tips I will surely use them after reading dean's 30 days to real estate cash book. One more question for ya. Do you know of any trustworthy, honest hard money lenders (private money lenders) in the state of MA?

Again, I would go to the local REI club meetings. The active investors there will know HM lenders. Some HM lenders may even be a vendor for the club or advertise with the club. Go local and avoid the ones that are national, the ones that advertise on the internet.
