We got started by reading Deans books,they are packed full of so much info and dont just read one read them all. They are like a blueprint and get you going in the right direction, then as you learn light bulbs go off and you get it!
When we took our 3 day workshop class we connected with one of the people that was their helping and we still talk to this day. We didnt go out looking for a mentor and we dont call him a mentor,we are friends that talk about everything from real estate to what is going on with our lives,and even today he offered me a 4-plex he would sell me, networking is a great way that helps us all.

Thanks Aaron-n-Suzy. I've read 30 Days to Real Estate Cash and understand the wholesaling strategy pretty well. I have business cards made up, bandit signs written up, a website set up, 2 email addresses, 30 buyers on my buyers list so far from ghost ads, and purchase contracts and assignment contracts written up and printed out. I found a title company that can handle assigmnent contracts. I've set up an account on Zoho.com and obviously joined DG.com. I've also got a cell phone set up just for my wholesaling business with the VM all set up. I've got 3 ads on Craigslist titled "I buy houses. Any condition" along with the 3 ghost ads to attract buyers. My website gathers their info and criteria and sends it to my email. So I'm on the threshold of getting my first deal. I can feel it. I just need to fill my sellers bucket and the confidence to make the right offers. I think I have it in my head that I need to go through the process a few times with someone who has done it a while before I feel comfortable on my owm. I will continue to educate myself with Dean's books and through networking in my area and on this forum. Thanks again!

I guess this answers my question. I got my first deal from writing to vacant home owners. The best ones are out of state owners with higher equity.

Want off market sellers to call you? I think writing letters to vacant home owners is a great marketing avenue. I have vacant homes in every state! With the owners address! I want to partner with other wholesellers. From what I ve heard wholesaling is a fairly easy strategy to put into action. Pick your target market there is foreclosure, absentee homeowners with equities,code enforcement, Probates, expire listings, vacant homes, and a number of other target market you can market to. The hardest part of the equation is finding a good deal to put under contract. Finding the buyer for the most part is easier than finding a good deal. You should at least pick to niche to market to. Keep on marketing because this is what brings in seller leads. Eventually u will run into a motivated sellers and u be able to get that property under contract and flip to a end buyer.
I myself never did a assignment deal I was pay 7k from a broker as a referral fee and 300 dollars from a agent for another referral fee. That agent I don't deal with him any more. I had some success and I'm going to start up again as soon as these bandits signs comes in the mail. With that I remain!!
Is Wholesaling now harder to do than say 3-5 years ago? My worry is that when the housing bubble burst, all the wholesalers came in a made all the money. Has it now died down to the point where the deals are few and far between? And if you do get a deal are the discounts going to be so small that there is no room for good margins?
