I'm curious about the things Dean teaches in his books, events, and website in the Utah market specifically. Which ones work, which ones don't work as well. How have others in Utah found the most success in creating positive cash flow and doing one-time deals?

Dean's techniques work everywhere in the country. If you want to wholesale, there are deals to be found and cash buyers in every city. I know because I've traveled the US and Canada the last 2 years teaching in dozens of cities. If you want to hold rentals - the ROI will vary greatly by the area of the country. Some places you are lucky to get 9%, other places 15% is easy. The profit you can make flipping a home varies by the location as well. If you describe more what you'd like to do, I will try to help!

Just Starting Out

Gena, thanks for the suggestion on the profile. Truth is I haven't got there yet. My wife and I are just starting out and getting our feet wet with real estate and these forums. I did add a picture. Smiling

We are wanting to first get started in doing some wholesales as we do not have a lot of money up-front to invest in our own purchase of properties. Once we have a little money from that we hope to get in to some more long-term investing in real estate. All of this to supplement our current income.

We know one person working with Dean's techniques here in Utah but they tell us things like bandit signs haven't really worked and they do more wholesales in the Midwest (Kansas, Missouri). Just wondering if there is anyone doing this in Utah and what methods they have found work in filling up their buyer and seller buckets.

I would love to hear from you on methods you use to do wholesaling in states other than where you live and also the most effective methods you have used to find buyers and motivated sellers.

Also, you may want to find a real estate investors' club in your area (check creonline.com or reiclub.com to find them), and attend their monthly meetings. Bring business cards with you, and make a commitment to speak to 10 investors there and exchange business cards with them; ask them what type of investments they do; if they buy to flip or to hold, ask if you can contact them when you have a property under contract, then ask them what type of property they buy (you can ask them what was their last deal, and that will tell you what they're looking for as far as property type, and profit).
