Need assistance on a possible out of state Subject -To

I have found a realtor in Texas who has a seller of a duplex in a rural community that he is selling and is willing to owner finance, and she mentioned he has not listed it in MLS yet.. The duplex rents for $550. each and already has one tenant occupied. Also, it includes a coin operated washer /dryer that is used by the community and brings in $500. Extra income. I would like to try and do a Subject-To transaction on this property. Can someone help me understand the process and advice me on this? This would be my first deal. I do have someone out there that would be able to overlook it. I appreciate any help and advice.

It was not my intention to hijack this thread. Sine I saw the title as being "Need assistance", I understood it in a general form of assistance in any areas of investing. I appreciate the tip and will try my question in a different thread; hopefully the correct one this time. My hopes especially is that someone is willing to give me some tips regarding my questions topic.

Mike, I am not sure of all the particulars that you are looking for but I will give you the info that I DO have:

The house is being marketed as a 5BR, 2 BA house, and it needs a lil love (and serious elbow grease). I toured the house and most of the work is on the 2nd floor. When I put the address in Trulia, it was listed as a 3BR (??) with 1 BA! The owner is doing ownership on land contract.

What other details do you (or anyone else) need? Like I said, please PM. Thanks in advance!!

yea you want to post your details here so all can benefit & learn ok not just you. trulia/zillow or anything online can be wrong, including the MLS, you have to go to your local county website assessor & look up the records, whatever they say about the hm is what it is.

what is the asking price? how much dollar amount repairs you think it is? etc those kinds of details Smiling your looking to wholesale it i imagine?

...and thank you for stopping by my posting. I appreciate your interest in my (future) home. Since this is a land contract, I can tell you that the owner stated that they are looking for $650 down, $325 monthly (with property taxes, the actual cost is $421 and change--so I am calling it $425). My plans call for me to buy the house & live in it (I am currently staying with my youngest daughter--lost my house after my oldest daughter passed away back in January and then lost a 2nd house when the owner sold it out from under me without giving me the opportunity to purchase it) during the renovations. I still need to arrange for a professional home inspection but I am guessing that proper renovations would be in the 25K-30K range BUT I have the option of applying for redevelopment monies for the house being in designated neighborhoods. Once I can secure the necessary funding to get the house, I should be able to contact the proper agencies and do the application process.
