What part of town do you work and live in. I work all over the place, Tempe, Mesa, Chandler, Gilbert, etc. Up and down I-60 all day - Most of my day is managing and some involvment in some painting, drywall and handyman service jobs. I live in Gilbert.

Actualy, "Residential Connection Group LLC" is the name of my real estate investment company. I am always eager to find 1 or 2 good investment groups to get involved with if you know of any.

Mesa / Scottsdale

Hey Craig....

I live on the Mesa / Gilbert border and my office is in north Scottsdale, so I criss cross this town like crazy too! Spend way too much time / money driving back and forth every week on the 60 and the 101. Besides that, I have clients all over the place, so just circle the entire city and outskirts, and I most likely travel there at least monthly! lol

I think it is really important to build a good network, that is why I'm pushing so hard to create this "EDGE - AZ" thing. I mean think about it, if we can be more than just a group.... More like a "team" that has unlimited boundries. Our resources would ultimately become so huge that it would be quite hard for anyone of us to fail. But, at the same time, I really want individuals who are absolutely serious about rolling with this REI thing. Now that doesn't mean you have to have a deal two weeks from now, but at least a committment to continue learning and actually putting some REAL effort out there. Hell, it may take me a year to finally get something done, but I know I am committed to succeed. Unfortunately, talk is cheap, but it is extremely easy to do, especially in the case of a forum. Does that make sense?

So it sounds like you are a contractor? Maybe we can meet up soon to talk about REI and in fact I may have a potential job that I need someone to take a look at for me. SEE, this networking thing is already working for ya!!

Current Deal

I have a current deal at hand that I may let go, Not sure how much energy to put into it.

I a house locked up with a FMV of $155,000-$160,000 it is a short sale and the bank already approved for $120,000 looks like a 20% discount. Not the greatest deal, but also not bad. To make a long story short, I have 2 companies, and one had some major losses on paper due to 1 or 2 large contracts not getting paid, so we took a loss last year with one company and that does not help to get financed. I have inspected the home, needs $2000-3000 of work put into it and I was going to rent it out for $950 a month giving me a net cash flow of $250 a month barring any additional repairs. But if I cant own it myself, because bringing in a partner may not leave enough profit for two parties. I was trying to figure out how to purchase it and then just do alittle work to get it up to par and sell it in 2-4 months.

Any ideas.

p.s I only have 10-12 days to close he deal

Paramount's Deal

Hey everyone... Hope the weekend went well!

Paramount's deal sounds pretty interesting and could be a good starter project. With the market today, I'm not too sure how well you could flip it right away with just around 20% equity. Craig, maybe this would be great opportunity to just do an assignment. Could you lock up the deal for 30 - 60 days and if all else fails, pull out of the deal? Obviously this totally depends on whether or not you have any potential buyers. Atleast then, you wouldn't have to extend yourself financially which it sounds like you might not be ready for.

Has everyone read my EDGE-AZ forum? This deal would be a great example of what I'm trying to create with this group ultimately. As we all build our buyers lists and networks, eventually we could all share our resources and at the same time, spread the wealth around a little too! Hopefully some others out there have responded in that forum topic so we can really get something going. If you have not seen it my AZ EDGE partners, please do check it out!

Anyway, Craig, just to put a deal under your belt, would you be willing to work with someone and possibly partner up? Let us know!!

Decided to let that last deal go. It is expiring August 14 with no extension possible. If either of you guys want to know more about it let me know I would be more than happy to give you the details.

Just went online to meetup.com and joined a investing group called Phoenix REI.
I searched for a closer one to me in Gilbert, but none of them seam to be active. Hopefully this meetup group will help to build my network.

opportunities in az

I am new to the DG family. I live in AZ and am excited about all the opportunities available here. I have been doing some research and noticed that there are a lot of homes for sale (foreclosures) under 50K that need some work. Some have been on sale for a while. I would like to buy them do some rehab work and then sell them or hold and rent. (of course I will do the research to make sure the neighborhoods are good and close to amenities etc) Do you guys think it is a good idea. I have been doing the comps using Zillow and if the figures there are to be believed then these are fantastic prices. I think we might even be able to negotiate on some of the prices which is even better.

Startingtoday, If you are looking at listings on MLS, most of them are short sales that have offers and are waiting for response from bank. I have been researching these listings in NW Phoenix for a buyer. Some have as many as 10 offers. What area are you looking in?

I am looking in southeast

I am looking in southeast Phoenix and Mesa. I noticed that some of them on MLS say specifically that they are not short sale. Also they seem to have been on the market for at least 30+ days. Should I look into these?

I would

I would avoid Short Sales and go after the the others. Most Agents that I am talking to, are waiting months for a response from the bank. If you want to go after some Short Sales, have your Agent talk to the listing agent and ask if the bank has reviewed to property yet. I have a SS listing that I received a full price offer on over two months ago. The bank still has not responded to the offer (I have a SS negotiating company working on the deal). I do have an investor that is making low ball offers on SS properties and waiting them out. So far we have not gotten one positive response.

New with DG in AZ

Hey guys..been investing awhile, my last deal I just closed (sold) was an REO 4x2 in Chandler, bank was asking 97K, I bought for 55K put 25K into it, just sold it last week for 165K (total investment 80K total profit 85K). Just picked up my check from the title company Monday. Not trying to brag or boast, just stating facts, I have the closing paperwork for anyone who wants to challenge my claims (sometimes people do, I'm fine with it, proof is in the green). Let me add this, I had the property for 107 days from close of escrow to close of escrow. I know what I'm doing and I'm good at it...I'm looking for some new players.

I want to start a group, I need some more partners. I currently have my lists (buyers, whole sellers, attorney's, brokers etc..) I recently moved here (Gilbert AZ), from the Bay Area, specificly for real estate. I have experance in REO's, Short Sales, Flips, Hold's, Wraps, Lease-OP, Conventional Loans, Hard Money etc...guys, I've just about done it all.

My challenge is this, I can't find an investment group. Give me some tips, I live to learn, who knows of any groups, if no one does, who wants to start one with me. This is all I do guys, full time, I don't have a second or third job. I own a four mobile home parks in CA, several rental properties here in AZ, and just closed on a 23 unit apartment complex in Mesa. I want more deals.

Guys, lets start making things happen out here.....who's with me? I'll help you and your goals as much as I can, as long as you help me to my goal....deal?

Simple answer

Yes- less competition in houses the longer they sit on the market. All theses "New" investors are like baby sharks...the see/smell some new blood in the water and attack...in my opinion, this is a critical error that will leave you frustrated, confused, and possibly even discouraged. I've been dong this for sometime, if I can help, you let me know. I'm always looking for some good people.
