I had initially posted this under the "everything Else" topic, but I was advised I should post it here to get better exposure.
My name is Michelle, and I am located in Texas. I learned of Dean a few months ago, and have been reading the three books I received, as well as visiting this site daily since I became a member.
My post is actually two part. I want to inform others here of my virtual birddog service I am setting up, and the second part is to get feedback on just how I should structure this service.
While I am focusing on doing my investing in TX,I am just starting out in the RI business. I am very restricted because I don't drive, (but that's not stopping me from succeeding in this business). It just means I have to work things from a different angle. I do ALOT of researching on the net, and finding some pretty good RI deals, but they are not in my immediate area, or my area of interest, like rehabbing, or flipping,etc.. hence, is where I came up with the idea of being a virtual birddog. It would help myself, as well as helping other investors here in the DG community, as well as helping people with buying/selling thier home. I can provide motivated sellers from all over the US, and wish to be a "virtual birddog" for anyone who is interested.
I Just came up with the idea, so I am not even really sure yet how I wish to offer my service. For you more experienced investors who work with birddogs, possibly you can direct me as to best way I should do this, and advice from anyone on wether I should draw up some kind of a written agreement with the investor I am birddogging for on each lead I give, and base my fee on being paid a percentage of each sale resulting from that lead, or just what exactly.
For those who wish to have me as their virtual birddog, I would love to hear from you. These leads will be solid, and current. My strategy is to prescreen each lead I find, to assure the lead is factual and current. As I prescreen each seller, I can even "introduce" you, giving them your name, so they know they can expect to be hearing from you. If you are interested in my service, just send me a private message, detailing what type properties you are looking for, what price range, and what zip code, city and state you are in.
So guys, please let me know what you think of my ideas, and/or any advice how I should offer my service and how I should structure my service so I am paid for my leads.

Sure, count me in. I'm interested in NW Washington state, primarily SF homes. You do need to use a contract between you and the buyer, or you could get ripped off. I haven't checked, but there might even be one on this site! You can either charge a flat fee, or a % of the equity. If you charge a %, it tends to assure the buyer there is enough profit in the deal. Of course you only get paid if and when the deal closes for the buyer.

Thanks to those who have posted here, as well as those who have expressed their interest in my bird dog service that have PMed me, as well as all the advice given. I do only have room in my schedule to work with one or two moe investors at this time, as I want to be abale to provide very quality leads with my service. It takes time to research and compile and possibly even update some of the older leads I have. My focus and objective is on QUALITY LEADS, NOT QUANITY. I want to be able to devote much time in building close relationships with the investors I work with, and be able to offer the best service. I am very detailed with my leads, and I only will submit leads to my investors that initially can generate at least $10,000 gross equity or more (based on the seller's initial asking price). From there, it is possible to gain more gross equity, depending on how you neogicate your deal with the seller I submit to you, of course. I may can only offer you 2 or so leads a month, depending on your criteria and location, but those 2 or so will be SOLID leads. I have several sources at this time in which I can locate motivated sellers, and they are NOT, I repeat, NOT from MLS, newspaper, craigslist, REO's or other like the typical conventional sources, AND I can do this from my computer, and working with these sources I have.
I do currently have a full time job, so the birddog service is part time for me until March. From that point, I may can take on other investors, but at the moement, I only need 1 or 2 more investors I can offer my service to at the present time. I hope to hear from you, and hope to work with you in the future on some good quality leads.
While I sit here, I am thinking, "how far would I go outside my area to make $10,000 or more." Well, I don't drive, but I can tell you, I would drive ALOT (or pay a friend to get me there in my case) and would drive 50, 100, 200, even 500 miles or more if it meant I could land a REI deal that I could profit at least $10,000 or more. So please, I just ask you to ask yourslef, and maybe get more motivated and reach outside your local area. I can find 1,000's of deals from all over the US just with my current sources just using my computer alone, that will earn you at least $10,000 if you are willing to expand your area of real estate investing. The further you are willing to expand out, the better chances you have of landing great deal(s). Think about that, and then contact me if you would like to have me as part of your team as a bird dog/locator. As Jim puts it lets "get off the couch", and start making money!!!!!
