Recommendations for RE agent in Colorado?

Hi,

I'm in CO and looking to see if anyone can give me a good recommendation on some knowledgeable investor friendly agents I could speak with. (It could be anywhere in CO). I'm actually licensed as well and just trying to wrap my head around doing the agent work myself for contract assignment. So I would just have a few q's for them in that regard. I never use an agent on my contract assignments. I get the unlisted property under contract myself and assign it to my buyer. Take both contracts to the title company and close, no realtors. Of course I do distressed properties that would not go to the end buyer, not until we rehab it that is! If I were you I would not act as a realtor (which must be disclosed) and do the deals as an investor. Most agents don't like assignments because the buyer on contract is not who will buy.
That deal of mine that you and I walked through on Albion St. had no agents. I found the seller from a bandit sign. $20,000 assignment. I think you will have the most success not acting as an agent when doing assignments. I could be wrong. If you get a good one and need a real cash buyer let me know.

There is a really large investor meeting tomorrow, Saturday the 7th. Put on by one of the areas top hard money lenders, you might go there and ask around. Call me for details if you want to go, it starts at 8:30 AM. You know my number.
