I would suggest waiting a bit. If you respond immediately and tell them that the property is no longer available, they will immediately know you were lying about having a property in the first place, which isn't exactly great for building a business relationship.

You can always wait until tomorrow or so, apologize for the property no longer being available. Maybe say something along the lines of that you had advertised the property to your VIP buyers a few days ago to give them a head start should they want to buy it and one of them ended up putting it under contract sometime yesterday. You can then ask the buyer on the phone if they would like to be included along with those VIP buyers, so that he or she can be one of the first to know about any properties you come across.

Granted, this involves quite a bit lying. Which is a huge reason why I stopped placing ghost ads.

Some people have a hard time placing ghost ads, so I recommend just placing regular ads. What is a regular ad? This is where you are placing ads that don’t require you to talk about a property that you may not have. This allows you to place an ad that requests the attention of your investors.

I can get you great wholesale deals or income properties.
Tell me what you are looking for and I will find it.
Call XXX-XXX-XXXX

Only place ads you are comfortable with. Classified ads work!!!
