Hi..I recently joined the forums in hopes of expanding my business.
I am an aggressive, diligent real estate agent and property manager here in sinful Las Vegas. EVERYDAY, I run in to awesome deals on homes with very little offers placed on them. Sometimes I like to think of the area I live in as an REO heaven, so much shadow inventory to grab a hold of.
If you are interested in linking up then please feel free to contact me and let's get the ball rolling. I have no issue with submitting 1,000's of offers but you first must have your ducks in a row...ie...proof of funds, able to close in 10 days, minimal contingencies, cash only buyer, waive inspection...etc. I have seen banks pass right over perfectly good offers on properties cause a simple necessary element was missing. This goes with short sales too.
ps..if you are looking to buy/hold...then GREAT! 10-15% ROI right now. If you are looking to buy/flip, expect a lil less of a return but could be good still, just depends on the property.

Yes, we just got a buyer today in fact. Now is a great time to buy with the prices as low as they are.
If you're going to flip, you should buy now and flip later when the market goes back up if you want to make money on the deal. There's a lot of money to be made as long as a person has the patience to wait out the market after their home or foreclosure purchase.
