Finding cash buyers

I have sent out marketing letters to 90 days cash buyers in the area, and got 1 call back.
I am not sure,if I have handled it correctly.
He was giving me hard time, asking so many questions if I am an investor, why would I give away a deal, why don't I have a list of available properties, how many properties do I own.etc
So finally I asked If I give you a good deal, would you take it? I guess, the rest doesn't matter. Right?
Then again
When will you send me the mail, 1 week, 2 weeks?
When I find a good deal, that I can't take, I will send the info for you.
He is flying here tomorrow to find some more houses in the area by himself.He is really serious.
But, I don't know, if he takes me seriously...

Another one

I put an ad to craigslist, looking for serious rehab investors.
I got a call, than after I told him what I was up to, he said let me call you back. It happened 2 days ago, should I just wait, call back, or it was a pleasant way of saying I am not interested.

Also advertised a house for cash by owner on CL, and got calls, but they were not interested to be on my buyers list, they said there is somebody, who is sending them offers already.

Any advice?

you have a lot going on....

this is great! You have a lot of activity to work with! on the first one - simply get his criteria and let him know that when you come across something that fits his criteria, you will be in touch with him. You cannot give him any commitments for time-frame for when you will have a deal available for him but that you are actively looking. It doesn't matter if he takes you seriously - the proof will be in the deal that you get for him. Deals build trust - sometimes it takes time.

on the second one....follow up. Give him a call. You never know what has held him up. If he says no, it's no and you can move on. Don't wait for him.

the last one...let it go and move on, next!

Thanks a lot for your kind words.
This is what I needed right now, and feel the support of the Family.
In a meanwhile I had a conversation with this buyer already, and he was desperatly looking for properties in the area, he even travelled here for 5 days (but I was not ready yet to offer anything yet).
I am working with a Rrealtor, but seems like in the area she can't suggest me any properties which are as-is, price reduction and NOT move in condiion, or short sale.
When the houses are in perfect condition, they will not give 35% price reduction. At least I can't except 25:1 (maybe 500:1)
They came back 6% counter offer, which doesn't work.
I was trying to get involved with owner financing (sandwich lease), but they are not interested.
My realtor wants me to work with short sales, (but I don't have any free money of mine to invest) because they might be more flexible on the price.
Or maybe I sholud just ind my own property by absentee list, or driving around.
So far for my bandit signs I got only calls, which I can't help (they are upside down), so I handed them to my realtor.
This is my short SUCCESS story so far, so your attention and kind word came really handy for me to keep going on.

kinda in the same boat

hi karen,dont feel bad im in the same situation,i live in a small country town in northern calif and its not easy finding cash buyers lol.i started not to long ago and stll trying to to get cash buyers.Ive tried realtor they cant help,tried going on county clerk on line they dont post that.tried going on line looking up just about everything,its going to cost me money which i dont have lol so dont feel that ur the only one.next step is i have a list of homes that were purchased by cash last 90 days go to the court house and look up where the taxes were sent and hope u geta name with it ,if not i will just snd the letters to the adress,but continue to find homes and i do drive around and look,still doing comps on the homes the area.i do talk to my agents personally,just to make conversation get to no them and for them to no me better and let them no exactly what im looking for and my system,but what i dont want to do is put alot of pressure on myself to hurry this up.their is no time limit on this buisness.one day at a time and it will fall into place.good luck steve

Hi Karen-
I am not new DG, but I am actively coming back! Just wanted to give you a pat on the back. Your putting action to your deals, that gives you experience and also how to do it next time. Also check the forums for any questions your not sure of..It seems to help me, and lets me move on when I am not sure of myself. Remember it's a numbers game. Good luck.
