In an attempt to get out of a big hole, I am beginning to advertise on Craigslist. Can I ask a question of those of you who use Craigslist, do you show your email address or do you use the XXXXX as craigslist suggests to stop your email from being spammed?

John craigslist is my number 1 strategy for advertising my rentals and wholesale deals. I am on there every day posting. Little word of advise is to keep your email blocked. If not you will get spammed from people like us
Seriously you will get emails from other wholesalers wanting you to go to a website etc... I suggest using only your phone number as a point of contact unless you want to be spammed to death by wholesalers... lord knows those people can be annoying... lol

Hi Carol,
Thank you for the advise. I have been through the forum thoroughly and looked at all the ads that generous people like yourself have provided. I am now setting up a spreadsheet that lists the ads in the different sections that I will post each day, so that I can start my morning look at the list and just post on a day to day basis.
Do you have any Craigslist tips for a beginner? Are there any sections that you like to advertise in and that have provided good results?
Carol do you advertise in a range of different Craigslist locations or do you stick to the one?
Sorry for the questions Carol, do you also post regularly in the other free classified sites on the INternet?

I can attest to that. I have blocked my email, but for a recent ad, I allow my business email address. I am getting a lot of spam from wholesalers and their brothers, and cousins. LOL!

I am new to the site and new to real estate...so I am really a novice ! But I have posted a few ads on Craigslist and only received 2 emails??? What I am doing wrong ? I am starting to build my buyers list but so far the Craigslist is not working for me ? Any advice...
Carol, when you posted your Craigslist ads did you get responses right away ? My ads have been up for almost a month now...

Hi. I noticed that if you use 2 diffrent emails with the same ad, you will find which one does not hand you 100's of emails with cherry-pickers, wannabes, and my favorite, 'I'll call back', kind of responses.
I would'nt use a phone number unless you have a number that you use for sifting out this crowd.
We don't have time for this.

wow I was only familiar with CL Right now i have my deals to a wholesaler who has a huge email buyers list. I have tried craigs list and get alot of other wholesalers. How long does it take you to move a house on these sites?
Hastening to add, that the apcray is sometimes quite amusing...suggestive, pornographic, stupid, totally off subject, and still there are the real ones.
Finally,[be strong in the Lord, and His mighty power - Paul at Eph 6:10+] and with a bit more love than I feel; I have created a serious reply, [which I copy and paste on anything that sounds like spam/scam] asking general questions, what, where, when, why and how much; last I ask for thier phone number.
You see, if it is a serious lead, they will answer with a few sentances, AND give thier phone number. The scammer/spammere will just realize you are taking them as a serious inquiry and give up.
I used to answer, even say "Get a Life!" but of course we are admonished to luv our enemies and to pray for them which will heap hot coals [of judgement] on them thereby allowing me to be forgiven and the Lord to do His vengence!
Oh, and my ATT accounts allow me [up to 500] "disposable" email addresses, so that MY real "FROM:" address is not shown. And I key that throw away name and email addy with in example, HouseLAX,LAS,SFO etcetera so I at least can track response from whatever areas I am Craigslisting.
Guess that covers it except to agree with y'all that clever ads still get response!
If you are interacting with someone and they audio too excellent to be real or always know the most ideal factor to say, you may want to consider asking more questions nsserials
if you want to sell a home on craigslist you need to have a few things situated-
-A nice home and nice LOCATION
-A price that is under the average home price in that area
-A CATCHY AD TITLE
-Oh yeah..., did I mention LOCATION???
A good deal will sell itself, I just wholesaled a home for a 2k assignment fee and it was on craigslist for only 2 weeks. It was about 13k less than what homes are selling for in that area. Its a nice surburban middle-class city as well. Be creative with your title too. My game winning ad title goes something like this- "Great location, Great price" Pay 59 bucks to place an ad in the newspaper if you really want an audience, its money well spent!
