what is the best maketing for selling land?

I have 6 aceres of mountain top land in NH. It is in a
great location up north in ski country and has an out-standing view. i listed on craigslist and showed it to
6 couples. 3 were very interested, but i cant close the
deal. I have ck'ed the other properties in the area and
i am right on traget for pricing. I bought it for 37k
in 2006 and am asking a lot less. Does anyone have a
better maketing show case ? thank you

Check your price.

It is a funny thing in real estate. Price often equates value. If the property is dirt cheap then a buyer may ask themselves what is wrong with it. If it is prime resort property, then make sure the price is competing with other properties.

Also, not all markets are fast moving. It may take upwards of a year to sell the property. It may be a good idea to talk to a realtor that specializes in vacant land and see what is their marketing time.

Other FSBO options is posting advertisements on all public information boards (i.e. grocery stores, pharmacys, etc). Running ads in the newspaper can be a good move as well.

what you paid for it in 2006 is irrelevant to the price you set on it today; if there aren't any other lots for sale in the area to get comps for yours; call some real estate offices and inquire with the receptionist who in their office is the 'expert' when it comes to selling lots. The agent can give you a good idea of how much you should be asking for the lot, so that you're marketing it at the right price.

Also, when you advertise on CL, cater to people who 'dream' of building their dream house; list the benefits of your lot; don't just say 6 acres of mountain top land; instead say something like 'you can't beat the views you get from this mountain top lot', or 'unique opportunity to build your own mansion above it all'.
