Hi Brian ,Dean has a great Deal Analyzer tool on Insider Elite.I also have been using some great software that allows you to not only put in all the variables but also look at several situations as well as multiple exit strategies.You can show the investor the potential scenarios based on your inputs,fix and flip or hold and refinance,retail flip.The lite version is free.You can also view different reports based on who you are presenting the deal to banks,investors,PML,HML etc..to show best options for each situation like financing options or all cash dealto see like I mentioned whether a fix and flip or hold and refinance is a good option.You will have all the numbers including ones you may not have thought of to show your buyers.With the full version you are able to print full marketing reports with pictures for everything and any parties involved.I have tested this many times and it uses the same formulas that Dean teaches in his books and have seen recent videos from another student that drew this same basic formula the software uses in its calculations on a dry erase board.Check my signature for more info or you can send me a PM there are a few videos about it if you want more info,it even gives tutorials.Sorry to ramble on but I get excited because this is a very comprehensive tool that goes right along with everything I have learned here and from reading Deans books and the DG Family since I started studying the techniques.

You need to look into postlets. That is the easiest way to present your deal to any buyer. You put all your basic info they want on there, plus all your pictures. You can email it to anyone and they just need to click on the postlet link and they have everything.

It has been a huge tool for me, and I know most wholesalers are using it.
