Does anyone have any good ideas or suggestions for finding motivated sellers on Craigslist that work? And, what section to put those ads in?

I can only find a couple sample craigslist ads I'm using to find potential sellers that've brought me an extra "hands on the ground", mini wholesaler, which is awesome. With all the scams going around on CL, is it ok to leave your phone number for another way to contact me? The only way people can reach me is by sending an anonymous email, not my direct email.
Should I leave my contact phone number as normal or spell it funny like other people do?
Setting up a Google Voice phone number account is a better way to be contacted. You will not miss any calls, and you can sort out the phonies.
Here in the phoenix market " i pay cash " ads are over saturated never had any luck. What I do is call all the for sale ads and put out offers. I avoid the generic ones that obviously are wholesaler/investors. Ive closed plenty of deals with private sellers this way.

Get creative and make up new ads, test out a couple and see what response rate you have and keep the ones doing good. As for what number to you to avoid scams, just use Google Voice.

I put my real numbers on my ads.
I always wondered why people put the funny numbers (some numbers spelled out in phone numbers) and have discovered that places like CL have what they call "spiders" that help them keep down spam. If they detect the same number on various locations with the same ads, they will block you. (It happened to me). By changing the numbers such as 210-888-45three6 and then switching it up on different ads it keeps them from picking it up.

Dallas,
check the section for houses/apts for rent. If it's not a property management who's listed as the contact person, it's most likely the owner/landlord who's acting as the PM as well. You can find many burn out landlords that way

Thanks for the advice, everyone! I'll try this advice out.
I tinkered around with the CL ad earlier. I added 1 graphic pic & 1 with a QR scan code linked to my website. What do you think?
