What do you say...

What do you say to buyers when you're using the new system to build buyers lists, and you don't yet have any properties under contract? I feel like a big fat liar, and horribly unprofessional to boot, now that I'm getting responses from the ads I'm placing, but I don't have anything to show them.

How do you respond so that you don't sound like a total newbie fraud?

I think mousebandit is more or less asking how to advertise if you don't have any properties right now...Because if you post something like I find properties for 30 to 50 percent of FMV, and they contact you, you have nothing to show them, then you feel kinda wrong bout things...Don't know how to explain it completely.

So I guess, what is the best way to advertise to build a buyers list, before you actually have any properties???

What a lot of people do is find free online classified sites such as craigslist, backpage and kijiji. They write up an ad to post in the real estate sections and hope to get some bites from investors. When an investor contacts you you tell them you don't have any properties left that you just sold the last one or something similar. If you feel wrong for doing that then make an ad that states your looking for more investors to add to your list to wholesale properties to.. I understand your delima though, you feel since you have no properties you shouldn't be advertising you have them. Yet, without people to buy your properties, when you do get some under contract, you won't make any money. It's a catch 22.

One thing I do to help build my list is call all the "we buy houses" signs and find out what kind of properties they are looking for and add them to the list as well. You can also find them advertising in the online classifieds, news paper and by doing a search on Google.
