This is my first time wholesaling out of State, I am currently in California/San Diego.
I am kind of scared wholesaling out of State, any help/advice u can provide would be greatly appreciated.

Just as when you wholesale locally, you must have a list of real buyers in the out of state location you chose to wholesale in. So first thing is to build your list, find out what your buyers are looking for, then find properties for them! That would be my advise.

Thank You Michael and Jim, the wholesaler that I found in Memphis has the buyers, but I am getting these homes from a company who buys from banks in bulk quantities. so I can get a 3/1 1000 sq ft for $16K, spend $5K rehab paint/carpet/cleanup, then just give it to an agent to list/sell for $35K, or wholesale to another investor for $27K so they can rent for $650/month (CAP 22% after all costs deducted). I got lucky to find a buyer who buys in bulk from banks and they buy all over the USA......that's a gold mine!
