My is Bob Ross, it has been hard for me to find buyers for any of the properties I have found. As soon as I find some buyers then i w1ll get a real estate agent to help me finish the deal. If anyone out there will help me it will be greatly appreacited. I live in Santa Maria, Ca.

As you look and lock-up deals to assign, also try to create a buyer's list. The buyer's list can include investors or people looking to purchase a home as their primary residence. Your buyers list may even drive some of the deals you look to lock-up. Try to advertise on Craigslist or put fliers up in local stores, get business cards and hand them out to everyone you meet. When you go into craigslist in your area. Search "Cash for Homes" then directly under it in the drop down select housing and a list of investors ads should come up. If you have no luck doing that then click on "housing wanted" in the housing section, scroll down the list and look for ads that say "real estate wanted" next to the listing. GOOD LUCK!!!!
I just got a reply on an ad I posted on craigslist.
He wants to be added to my buyers list and says He is Looking for properties at realistic 55-60% of the after-repair value. Is this really realistic? 55-60% ARV?? Does this really mean 55-60% OFF of what the house would be worth after repairs are done?
Any suggestions on what I should write back to this guy?
