My name is Julian Thomas. I am looking for an opportunity to step into the real estate business as a Bird Dogger for now. When I have enough cashflow saved up I will become a full time REI.

I live on the Easten Shore of Maryland and there are tons of foreclosures and FSBO's. The potential for investing in rental properties and resale are great. Im also about 40 minutes From Salisbury University in Salisbury, MD. A town with lots of foreclosures and a small amount of Camupus Housing. Investing in this area will provide long term financial growth as students regularly run into the problem of finding housing.

I am seeking a serious investor or group of investors to work with in order to accomplish our goals.

Bird Dogger

One simple way you can start finding RE investors / buyers is to look on Craigslist. They usually advertise in the "RE Wanted" section. Also, call the "We Buy Houses" signs you may see posted on telephone poles at intersections. If they aren't investors themselves, they know some! Smiling

If you look at my post called How I Found All My Investors, try that route I explained in that post. Contact those investors and let them know (or you can send a mail campaign) that you are a bird dogger and would like to find properties for them. Ask them if you could put them on your buyers list, as well as ask them how many properties they buy a year (online it will show you who the big dogs are in REI) and if they are a cash buyer. Rembmer, these investors are looking for some killer deals, so don't be giving them the deals that just anyone can locate. You need to show these investors that they can't find these properties as well as you can. Trust me, once you have a killer deal, you will get buyers ASAP.
