I want to thank Carol Stinson for her great blog. I follow her tip on building the buyers list first. It does'nt matter how many good deals you have, if you dont have buyer to pass the deal to and make a profit. I did what she recommended last night and today I got my first buyer in need of a home to own. I just happened to have a seller lined up, but not lock in yet, but I tried to find his push bottoms and when I call him today, he was very open to me and flexible. I have an appointment on Monday to do a diligent list and make my offer. What is so great that my offer is going to match the buyers needs or better yet I find out his/her push bottoms also, so they have the down payment and its was so much fun listining to them and knowing that you are a problem solver for both, the seller and buyer. I totally realize that this aventure is about people, helping people and get rewarded for your efforts. So I will have my first deal hopefully within 14-30 days.
I also need a little help with the Lease Option contracts. The ones on the website is not meeting my needs. Shall I use a lawyer to draw the contracts. Please, Let me know.

Thank you for your input-especially since you were in a hurry! More detail when you have time-or anyone else out there would be great-so much info to learn-its quite possible Im confusing 2 strategies-and the reason its just not clicking! lol. Anyone that can iron it out for me?
I put ads on Craigslist looking for buyers and a real-estate agent answered my ad and seemed really determined to work finding me buyers as I need them. He has become my most valuable resource in my projects so far!!
Contracts are very confusing and I have studied them long nights at a time and am pleased to say I FINALLY UNDERSTAND THEM!! What deals are you looking for? Because you have to have a plan to know what contracts you need. Once you have a plan for a deal please private message me and I can help you with any contracts you will need for that particular deal.
My brother introduced himself to new neighbors across the street and met their landlord at the same time. He told their landlord that his sister (me) is a real-estate investor and the landlord gave him his number to give to me and stated he was looking for more rental properties. Don't cut yourself short and wait for somebody to advertise they're looking for properties. Ask around. You will be pleasenty suprised!!

No you don't get a loan, the new buyer gets the loan when they get qualified. Then you use there money to close with the seller. You have to work the Lease Options dates accordingly. Remember, you will need two documents, the Purchase contract with the seller using the or assign and the Lease Option contract. Then you create a Lease Option with the new buyer. Also, have your buyers prequalified to see how soon can they scrow on the property and how much downpayment they have. The assigment is different, you are selling your rights for a profit. Just leave enough profit for the investor. I hope this help.
