I want to thank Carol Stinson for her great blog. I follow her tip on building the buyers list first. It does'nt matter how many good deals you have, if you dont have buyer to pass the deal to and make a profit. I did what she recommended last night and today I got my first buyer in need of a home to own. I just happened to have a seller lined up, but not lock in yet, but I tried to find his push bottoms and when I call him today, he was very open to me and flexible. I have an appointment on Monday to do a diligent list and make my offer. What is so great that my offer is going to match the buyers needs or better yet I find out his/her push bottoms also, so they have the down payment and its was so much fun listining to them and knowing that you are a problem solver for both, the seller and buyer. I totally realize that this aventure is about people, helping people and get rewarded for your efforts. So I will have my first deal hopefully within 14-30 days.
I also need a little help with the Lease Option contracts. The ones on the website is not meeting my needs. Shall I use a lawyer to draw the contracts. Please, Let me know.

A big congrats on taking action and making your first deal happen! I hope it turns out well and I'm sure it will be the first of many! Its awesome you found a strategy that works for you right off! Can you put a link to Carols post that motivated and guided you? I would love to read it. I do not have first hand experience with lease option contract, but hope to in the future.
I know you need to use specific terminology different from a regular lease. Such as 'good faith deposit' instead of 'security deposit'. And if you plan to credit part of their montly rent towards the down payment, the rent needs to be higher than the norm for the area or the bank may deny it at time of exercising the option to buy. I will look forward to reading more about your deals, and hopefully learning Lease Options with you along the way

For your kind words and ecouragement. I have read your story on the new book. You all have been such and encouragement to me. I've studied all the strategies to see which route I could go because of my credit and being broke. I've studied the way Mr. Greg's tips on his story on the new book. I'm practically copied him. I tried the assingment route, make an offer but I was totally terrified that the seller will accept it, and never follow up on it. According to Mr. Greg, you kind use the same strategy as the assignment contract. What I copied from Mrs. Carol was her concepts about putting your byers list together, with all the buyers you can. I needed that because I've been doing my homework on finding sellers and had made many contacts and made few offers, but I didn't felt comfortable putting the deal together. I definetly read everything Dean has to say about Lease Options. But the most attractive part of the Lease Options is that I can structure the management to the seller and to the renter-buyer. i have trouble finding legitimate cash buyers to pass your deals along. i always find people who are doing exactly what i do. any1 else have this problem?
I sure do! The great thing though about this contact is that they know people too. So, ask them if they want to bird dog for you or if they know any buyers looking for deals. Then you two can go in together and make some money.

Find one of the success stories and see if what they are doing you can do and duplicate them. That's one thing that I got from reading Dean's books, is about duplicating everthing he's put together for us. Do not reinvent the wheel, just start rolling it. Two of the main chapters that have taught me the most even more than learning how to overcoming our fears and obstacles. Because most of those fears and obstacles are within ourselfs, or better yet, between our ears (our minds). We have to face reality in the face and take a real good at ourselves and find out what is our Reason to do this. Every step we take will get us closer to us becoming a millionare. We, just have to be focus. Do the little things that Dean's recommeds for us to do, liked figuring out our Networth, setting goals, networking with professionals, putting adds in craight list and other free classified media. Finding agents, calling the title insurance companies. Building our buyers list, a most do. No buyers, not frofits. Motivated sellers list and on and on and on. I have to overcome the fear of making phone calls, nest the fear of making offers, next calling the title company, calling investors, asking questions to potential buyers and sellers. Is about putting your real estate business in auto pilot. Being content where we are and take action, little by little. Its little successess bring susscess and confidence.

Find out what works for you, it doen't matter what works for others is what works for you. However, find out success stories on Dean's books. Duplicate that persons system and try it. So far I have tried two strategies by duplicating those students and the second I am trying is really working. I am buiding my byers list and motivated lists, remember I said motivated. With two simple ads on craiglits and my business is on autopilot until I can afford to set up my voice mail system.
Try to use what can you afford and what you know deep in your heart what is going to work for you and share it on this website. I have learn so much from all the students here. And no one laughs or critize you. They all started where we are, reading the books and overcoming our fears and doubts. Remember, every expert was once a beginer, even Dean.

Use the Purchase Contract to purchase homes which has the assigment clause on it. Use the Sale Contract to sell properties. Use the lease option for lease option purchases. About the profit, is up to up how much to make. Remember, is better a part of something than 100% of nothing. I hope it helps.

Yes, the deal is getting better all the time. Liked Dean said on his books, "Always think out of the box. I am still dealing with the seller, you see-it's all about building relationships and find out what the needs are. I also have so much activity right now, that this deals is about to explode. Thanks for the advice Walter now could you tell me how did you first start at investing and how did you learn everything.I'm still trying to figure out what to say to the buyers and sellers. The book is kind of confusing to me and I need some hands on or just plain english to get started.

I know the feeling Sabrina. It is a little confusing, but I have been browsing the web site and re-reading parts of Dean's book and it seems to be getting thru. I am looking at ways to advertise to potential buyers/other investers first. I've been looking at messaging services and formats for flyers. If you watch Dean's weekly blogs you will get more ideas about building a buyers list before you jump into finding that great deal. The way that I take it is that if you don't have a buyer for that property already lined up, then what is the point of getting that great deal unless you have the cash to buy it yourself, which I don't.

Just bought the book Profit From RE on Jan 12th. Finished the book in two days. Went back and read and reread. But I went out on a limb and took action. My first action step was building my buyers list. I called 25 ads posted "We Buy Homes". Out of that 25 were 13 disconnected phone #'s or no longer used, 5 never answered, I left 5 messages to call me, and I got ahold of 2 buyers!
I have 2 potential buyers so far on my list!

Thanks for the such great info you have given us max and turning on the light to some good ideas too. I have been working on my buyers list for some time now and have two investors on it that buy mostly apartment complexes. Found them after running an ad on cl about 3 apartment complexes I found in the area where I live at. Two days after posting the ad about these three complexes I received two emails from an investor asking about all three at the same time. Here in NE Tx the market is hard to break ice at the moment but an other investor that owns these three complexes wants to retire so he is selling them. I am in the process of discussing this with the agent that has these listings to where we all can win in this situation and if all goes this could be my first deal and a big one too to have these three complexes under my belt at one time. Good luck and hope all goes well with your deals too and will meet you at the top and who knows we may see each other at the beach in Hawaii or in vegas at a casino.

I have some questions about Success story #3-Greg M's strategies you are using if you dont mind sharing more info...I am starting investing with my boyfriend who actual bought one of Deans books and told me about it. We have all his books and are both in the process of reading them all, and will be going to his 3 day training later this year but dont want to wait until them to get started and close our first deals. We are thinking the best strategies for us to start with (since we too are in similar situations as greg-no money of our own we are able to risk, and bad credit)will be selling homes on contract, and what you and greg are doing with lease options. So we are very interested in duplicating your strategies. Could you clarify something for me? Because we just need to jump in and do it. But I think Im missing a piece of the puzzle. When you do an assignment of contract on a home, and want to do a lease option and put someone else in it, I understand how to do the assignment of contract. Then you find a family or person to do the lease option. Heres where Im confused. Your putting someone in the house that couldnt get a loan from the bank. So lets say in a 30 day time frame you found the person. They want the lease. At that point do I have to get a loan and they make pymts to me? Do I work it out with the owner and they do a lease option with them and I porfit? Im sure this is so simple but am learning so much and something just isnt clicking with me on this strategy.
