how do i know the buyer doesnt just go directly to the seller?

how do i know the buyer doesnt just wait until the 14-30 days expires and goes direct to the seller to get a better price once i show them the deal?

You present the deal like you don't need your buyer, You have some one else to step in if he does not want it. I would let him know you will be closing with or with out him. The day the contract expires is the day you set the closing date. YOU control the deal with confidence! I would not even mention any dates to him, just ask when he wants to close, sign the contract and take his earnest money. If you have a KILLER deal he will not mind paying your assignment fee!
