need some advice

Hello friend I don't really know very much but being that i'm in the same situation I'm doing a lot of marketing to sellers. Try going down to your recorders office and look for pre-forclosures,you could also look in the area he is interested in and post your flyers everywhere I buy houses ext..Dean has a lot of good examples in the book. Call the for rent ad's and see if there selling and drive around that area,look for the for sale by owner signs. I wish you much success, don't give up.

Last night I started writing up flyers, and wasn't sure what to all put on them. And the post cards too.
What did you put on these.
I worked with a Realtor from Remax that I just found over a week ago, and started finding some good homes. Oct 22nd I am going to an auction to follow a house I wanted but couldn't bid on it yet, because of funds. But it is a beautiful home, offered $100,000 under the appraisal and 5 acres in horse country with state forests all around. Would like to find a buyer, but I have to own it first if it makes it to auction.
So how did you advertise on your flyers and post cards.
And I have sisters in other states who are now looking up properties and sending me info.

Hey and thanks for your input! Man this is a very awesome website! What I did was I went to Krogers and got 100 blank index cards ( for $1.39 that all!) and wrote on them:

Call 555-555-5555! I hand wrote about 30 of the ( handwritten was very sloppy nothing fancy I was in a rush!) Then I went and pass them out on cars and to be honest I was a little scared but hey sometimes you just got to do! Before I got back home I had five people call and my wife took the message. I called them back and hey we are today! I was shock to see such quick results It literately blow my mind and it also made me grow and tear away from the fear now it is on! Let me tell you what has happened in my life: Tuesday I did this at 4:00 in the evening! I talked to everybody the next day which was wednesday and got my end buyer who has cash money, no hard money cash might a add: Wednesday night I found a house from a wholesaler who lives in my city: Thursday I went to fax some paper work over between me and him so we both will get paid to protect both me and my end buyer okay :)Friday which was yesterday he gave me the address I looked it up and it is a killer deal all in line with what my buyer want right I was suppose to go and look at the house but my wife friend locked her keys in the car so I Had to handle that sittuation when I got through it late Yeah what a bummer but minor sit-back for a major come-up: Today is Saturday I'm going to look at the house in a few and if I like then I know he most likely will like it! I'm going to call him once I get back and have him go look at the house! hopefully all goeswell and by next week we will be closing on the deal! all in one week and no money, no car on the bus and I have four more house to work on too that i got all this week! I step out Tuesday and looked at what happened and I'm as new as green grass!!!!Just step out! hope I wasn't long but man it is very easy! O another tip i learned if you get nervous when talking to people on the phone like I did go somewhere sort of quiet and put them on speaker phone that way they want here your nervousness and trust me you will flow trust me!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! You are so in the game now Thank you for sharing that story with me, I really needed to hear something positive. I've been searching for a Real Estate Agent to work with and so far I've met with all the negative one's thats telling me what I can't do. One of them did send me some listings of properties in the area that my cash buyer is interested in. All of the listings is short sales and I don't have good enough credit to buy a home and do a lease option to my buyer for one year and then have her cash me out. If it was only that easy.. So my situation is a little shaky because I have a buyer that had to do a short sale on her home to save her credit she has $30.000 down payment and can get a loan in one year to buy another home,so she's interested in doing a lease option with me but I don't have anything on contract yet still looking.. Oh! I ment to answer your question about what to put on your flyers. It depends on who your target is. Do you have Dean's book profit for Real Estate Right Now? If you do look on page 64. If you don't I can give you examples of what i see in the book.

To You Guys I am still gettn things up like Lawyer Realtor found some places that do POV for a day and a website called **** with info for investors. Will be hard for me I have been Unemployed over 1.5 yrs with no money for that long I seen Dean many times on tv and wondered how I would get it. one day out of the blue I get a letter from a company I worked for in 2008 saying I did not cash two checks total was $116 soon as I got the checks I bought these books. I know it was a sign last 2 years been rough not only no job and no money but no car sold one I had 2 yrs ago went over road then got let go now no car and me and my fiance were going to get married march 2009 but she passed away before we could. So I cant wait to get my first deal so I can finally get a car to do more selling.
