Hello everyone, I just finished reading Dean's books and started my marketing by sending out post card's to cash buyers a few day's ago. As faith may have it, I received a call from a woman that just did a short sale on her home and is interested in doing a lease option with me for 1yr and has a lender in place when the lease expire . She said she has $30.000 dollars to put down and a 750 credit score but I don't have a house under contract yet. Can someone please give me some advice that can help me make this deal work??? I've never done any Real Estate deals yet but I lost my job and everybody I've talked to is saying this won't work but I believe in Dean's program and I know I can do this. Any advice would be appreciated

Welcome to the site. I never read much on his books, but did sign up for his Success Academy. Call his number and ask about it, because you can do a pymt plan and you get excellent training material and coaches you can call.
But I would start checking houses that are for sale by owner. Run an ad looking for a home, even check with Realtors and do a double closing or assignment of contract. Remax does work well with investors, and I have one that sends me houses all the time, even for rehab, and he only works with foreclosures and bank owned.
I am sure others will be on the site as the day goes on. And you will get excellent advice.
I have been looking at homes going up for auction, the Realtors like to get rid of them before auction, at least here in Wisconsin where I live, they do.
But check craigslist, Zillow.com and maybe tell others where you live, and maybe someone on this site has a home.
But congratulations! That was excellent finding someone so fast.
I haven't done post cards, but yesterday I did get an 800# for $20 a month, so last night I wrote up flyers. The number can be transferred to my inbox and you can listen to the message and see their name and number, or I can transfer it to my business phone or cell phone anytime. I run another business so wanted something seperate for Real Estate.

Thank you so much for responding I really wish I could afford the success academy but I'm on unemployment and it's not very much. Have you ever used a Realtor to do a sandwich lease like what Greg Murphy has been doing? Is that even possible? I love the 800# idea what company did you go with that's something that I'm really interested in.

I don't think you could do a sandwich lease through a Realtor, but don't take my word for that. Do you have even the Set For Life system.
I am out of unemployment and support myself, so I am living on borrowed time. Yet I am so excited because of what I am learning. I did ask a question under auctions and did get an answer from Michael, and after some response back and forthe, plus speaking with Realtors and even called Fannie Mae in Chicago. I feel more confident about all this. Then I went back to my Edge 10 DVD and listened to Bill about working with Realtors and he spoke about the different auctions for a few minutes. I can't wait to go tomorrow to the auction.
But I will check about the sandwich lease. Or if you can send a blog or PM to Greg Murphy he could answer you on that.
I am doing up flyers now, just trying to think of all I need on them. The 800# will send me on my personal email, in my inbox, that I have a message. So you can open it and see who called and the number and it will come across your computer, your message that you can listen to. It saves minutes taken away by retrieving it on the phone.
The Success Academy does work with you for paying. And flipping a house could be done in a short time, or assigning can be done in less than a couple weeks.
But keep asking questions on this blog, because people will answer you. Just keep asking so your blog will keep coming back to the front. Otherwise you may not be noticed for awhile.
So many people on here are so willing to help. And I still am scared to call a coach so really don't do that. But these blogs are priceless.
