How Do I Show Property I Locked up to a Buyer?

I have a few properties under contract and/or assigns. I plan to do a double close on two of them and an assignment of contract on the other. My question is; How Do I Get Access to The Property to Show the Potential Buyer?

I don't necessarily want my buyer to met with the Original Seller because that may make the Seller feel uncomfortable and the buyer. Please assist me with this because I have yet to see it addressed.

When a realtor has a listing, they ask the seller to leave when they are going to be showing the property to a potential buyer. Just explain the same way you have here-that everyone just feels more comfortable that way. Shouldn't be a problem.

Just show the seller courtesy by giving them at least 24 hour notice so they can make plans and have everything tidy.

It should be written in your contract that you have the right to show property with a notice to seller of 12-24hrs before showing. You should also have written the right to put sign in yard

Its easy to show to your prospective buyer during the inspection period

Thanks for the responses but I'm looking for something a little more definitive.

Their concern (understandably) is giving someone else the keys, despite having an accepted offer...

1. The property wasn't listed, they responded to a postcard & are an older couple and they are tired of being landlords.

2. I only put my 14 day inspection contingency to protect myself.

3. I don't necessarily want to disclose my strategy to the seller (Assignment or Dbl Close) because I don't want them to worry.

Bottom line is that I have an All Cash Offer on the Table ($10k for a 5bed/2bath Duplex converted to a SFH w/ARV of $60k that is rent ready)and now want to show the property to other potential buyers and want the ability to show them on my own without the Seller present so they don't get nervous...

Thanks for your help guys, this is definitely a family thing!

let me get this straight

you have it under contract

you want to sell it( either assign or double close)

its a rental owned by tired landlords- is it rented/occupied?if so, youll need to contact the tenant to show property

you dont want to have the seller there to show to your buyers right

IF all the above is correct, you should have in your contract w/seller,

you have right to a key and to show property with proper notice(if occupied)and right to put sign in yard

you should have also informed seller that you plan to buy/fix/sell for a profit

I believe Dean always talks about being transparent when doing deals.

It may not help in this deal, but you want to disclose in your offers that you may sell and/or assign the property.

As mentioned in the thread above, also including all the language to show the property is good as well.

If the sellers are motivated it is amazing how eagerly they will accept all your terms.

I want to agree with Dean's often stated quote of be transparent when doing deals.

Thank you REinvestor42. That makes perfect sense. And to Richalvarez, I think that would only work once, and so not the best approach, especially if you need to show more than once, which is likely. Agree that you need to be transparent and REInvestor42 has it already written in the contract. Learning alot from everyone on here.
