It is more important that you find real deals. That you have the knowledge to determine accurate ARVs and rehab/remodel costs. Then have the capability to present this to your list of REAL buyers. You don't need to worry about your fee until you learn the business (the HARD part!)
Once you have these skills why bird dog?? Wholesale those deals and you have no need for a "bird dog" contract!!
So:
1. Learn how to find and evaluate REAL deals.
2. Have a list of REAL buyers.
Everything else is a waste of time and brain cells!

Go to biggerpockets.com. They have a good contract for bird dogs. Still, the contracts make no difference if you don't have killer deals and a list of real buyers.
