Meeting w/agent

I'm going out in about 45 minutes to meet with my first agent to look at a couple of properties to possibly make my first offers. I'm very nervous that I'm going to say the wrong thing, but excited that this is becoming a reality! Wish me luck!

Your are brand new to the business. Tell the agent that. It is always best to be honest. If the agent is any good and has any experience in what you are doing, they may mentor you and be a great benefit to you. If they are put off by your lack of experience, you will know right away that you won't want to work with that agent, unless they are listing agent, then you can put offers in anyway, but maybe through an agent that you want to work with.

Make sure you have your ducks in a row, so if get an accepted offer, you complete the purchase as agreed. This will go a long in getting future deals from the agents you work with. And of course, the most important part, YOU GET PAID!!!

I totally agree with Jim

Be honest and they will let you know right away whether this is a possible match. I say that because I have had gung ho agents at first who were not busy and needed to make money, but found also that we either gave them too much to handle at once, or the offers were too low and they would not make as much money on a single deal as usual. However, if they stick with you they could make more money than before, but the beginning is not always easy. Don't be nervous, just tell them what you do, be honest, and if it doesn't work out move on.
