I have a current list of buyers and always looking to build relationships with more. Right now am looking for serious cash buyers for these 2 investment properties currently that need to be assigned asap in northwest illinois.
I did some heavy negotiating on these deals to make sure the investor gets some good cash flow and profits right away out of this.
Negotiated seller to pay closing costs and they have an agent, so they are also paying that.
Also negotiated to receive rent from each unit for that month of closing and any security deposits attached. Plus, got great prices on these 2.
I'm looking to assign each for only 5k which would be 10k for both.
One is a multiplex with a rental income on 4 units of 1695 a month. The next property is a duplex right next door and the 2 units bring in 1040.
I negotiated a really good deal for the investor who chooses to take this. One property (the multiplex 4 units) is 115k and the duplex next door is 125k.
You can have them both and start your own monopoly board for 240.
Would be great if one investor can take both at same time.
Here are quick breakdown of 2 properties info....
The first one is the duplex which got under contract for 125k (would be 130 with assignment) and zestimate had at 194,476...
I would say can keep how is and collect the rent or put 10-20k in and up rent and quality for holding onto or flipping.

The second one is a multiplex (4 units) and got it under contract for 115k (would be 120 with assignment)and zestimate had at 243,122...
I would say can keep how is and collect the rent or put 10-20k to fix up a little or 40-60k and really turn it into something nice for more rent and more value on the quick flip or long term strategy.
All units currently rented and stay rented.
He said already had a roofer give him estimates of 6k for new roof needed on multiplex.

Eric, can you give more information regarding the properties. For example, property tax, property insurance, rent that tenants are paying, pictures, an income/expense table would be very helpful and could help in getting offers or interest.

Actually provided that already to plenty of people who called me and you're welcome to as well for pics and any more detailed info.
Duplex taxes on 2011 were $2869.30 and for the fourplex-multiplex was $2529.28.
Tenants pay all utilities and break down on duplex rents are 590 and 450 and multiplex rent is 440-435-420-400.
I made sure this deal is profitable for the investor who takes this and golden for cash back at closing, instant positive cash flow for a buy and hold or for a fix/flip short term/long term plan.
Looking for buyer to take both on same day if possible because same seller and right next door to each other.
