Bought a Fannie property back in mid May here in Ohio for $43,300 and just closed on it 2 weeks ago for a 5K profit!! It was a 2bed, 1.5 bath with a 2 car garage. Gutted both baths and kitchen down to studs. Bathrooms did new tub, tile, vanity and plumbing. Kitchen also new tile, cabinets, counter top and recessed lighting. Also closed off laundry area in kitchen so they could be separated. New carpet, paint, siding on garage and new landscaping. In all, 30k for materials, labor and all holding costs. Property was listed for 94,000 and sold for $85K cash in two weeks. Now I could of maybe got around 90K and waited but then have to worry about appraisals and financing etc. Decided to do the easy 5k profit after realtor commission. My realtor also took a 1K deduction on her part to help make deal happen. Very nice of her and by the way she has done this once before for me.
I also have formed a new partnership with Gary and Jill Ceriani in Florida where they live. We have three properties together down there. I finally got the pleasure of meeting them both this past week. I took another employee of mine and we went to Florida to work on one of the properties with Gary and Jill. Now most of you know about Gary and Jill. Two of most nicest and hardest working people you will ever meet. They rehabbed the first two properties by themselves and turned out just awesome. Very nice and detailed. They know the market in there area inside and out. We got alot accomplished in that week. Gary and Jill are two outstanding people that i am glad to be friends and partners with all because of this website!
Also forgot to mention that I had to hold the Fannie property for 90 days before selling.

It was great to finally meet you in person! We had a great time, despite
working everyday that you were down here ... It's amazing how this all transpired, just because of this website; buying those 3 houses, rehabbing 2 & starting the 3rd rehab has been alot of work, but still alot of fun.
Hanging out was awesome, especially the seafood dinner the one night, & Jill's famous burgers the other night, too bad that insurance inspector was late; was looking forward to lunch with you guys the day you left!
