Possible first deal... Need some help.

Ok, I have started reading Dean's latest book and I have a potential first deal. Smiling
Through a family member, I recently have been talking to a gentleman that inherited a home in Arizona from a death(unfortunately) in the family. It is completely paid off and they have been only paying taxes on it for the last 3 years. They have money, so that's why it has been sitting there and they only recently have been wanting to sell it. They have been doing repairs and unkeep on the house as well as even landscaping. He says it is in very good condition. There is stuff that still needs to be removed from the house that was owned by his father(furniture, stuff in the cellar, etc). One issue is, the neighbor that was watching over the place has lost the key. I have a friend in AZ that would be willing to check out the place, but since the owner also lives here, it will be difficult to look at without breaking in. Lol. I told him I would talk to some possible cash buyers that may be able to clear out the cellar for him(since he is an older gentleman and doesn't want to deal with the hastle). What should my next step be without being able to see the house?

Posible First Deal....

You are going to be making some money once you sell it, so just hire-with the owner's permission-a locksmith to meet your friend at the house and then you can show it. Shouldn't be more than $50-$100 to break in and replace the lock
probably. Get prices online and hire someone over the phone.

If the owner wants to make sure everything is still there, he can hire a notary public to meet your friend there and make an inventory of everything of value. Another $50 to $75.


Also In Arizona

You can also have your friend take photos of the property and send them to you so you can see for yourself the condition. I'm in Arizona, too, if you want a second opinion.
