Well last week I had a call from the park manager stating that someone would be call me on space #152. I picked it up for $3,250 and i will sell it for 10k with 5k down. I will replace the carpet and the sink/counter top. Now go get some

Everything is working great on those tin can deals you keep coming up with but does make sense too as a lot of people can only afford living in one since this is one of the cheaper ways to live compared to buying a normal house. Just keep things rolling.

missgee64 keith is talking about mobile homes, this is another thing that he has been working on a lot also and is doing great in them since this is one type of housing that is more reasonable for a lot of people in lots of areas.

Great job

I just lost out on a great deal and it was on it's own acre, own well. Had a basement and also a mud room added on. The car port was the length of the trailer and was also closed in.
He called me yesterday that he did find a buyer. I tried to get another investor interested, was a good deal, but most people won't talk to you about them.
After Dawns webinar, I cannot afford not to follow through.
And they are different in many ways to doing a house deal. I found out that I couldn't find an owner by just going under land records. And so many things are different, but much easier.

There is never a dumb question to ask on this site my friend. Mobile home are turning out to be fun.185 units in this park alone and they just keep coming to me. Sandy boots you need to get the word out there that you buy them. You saw my sub so get it done...it will come back to you. My video that just posted has me teaching a group of 20 and at the end I always tell them what I am looking for. Now go get some

...for the clarification and timely answer Keith and Shawn--and I apprecialte you not laughing at my question...now here's another question for you since you're working the tin can angle: How would you go about working on purchasing an ENTIRE park? One recently came up at the auction that I attended here locally in December and no one chose to bid on it! I don't know if the stigma is still playing in some people's minds (living in a trailer park = "trailer park trash") but if this is a viable option then maybe I should take a closer look...

Buying whole parks can be a great deal. Keith can probably tell you more and there is also a seminar from one of the edge events on tin cans! You should definitely see the edge video.

Buying a whole park can definitely be profitable but it can also be a lot of headaches. Even if the mobile homes are owner occupied you still have the responsibility of all the park maintenance and upkeep. Also, there are different levels of parks just as there are neighborhoods with stick built houses. If it is a lower end park, you will have lower end tenants and MORE headaches.

If this (mobile home investing) is an area that you might be interested in (and in AL it could be very profitable) you might want to get a book called Deals on Wheels by Lonnie Scruggs. He is considered the Godfather of Mobile Homes and this is considered to be the Bible of that subject.
