I need help asap. I've only have till Aug 6th to seal this deal.
I have my 1st deal on the table and called my attorney to ask if he would look over the "Assignment of Contract" before I faxed it to the buyer (via Realtor/Broker). To my suprise he says he doesn't do anything like this and that the state of Illinois frowns on it. Not that it's illegal but because he's never done it he won't start now. I then called him back to ask if he would handle a "Dbl Closing" and he said same thing applies. He won't get involved for the same reason and that the Title Companies don't like to do them. What in the world. I'm flabergasted. I just knew that once the contract was signed all parties (seller/me/investor) can all go home happy.

Try Freedom Title in the Chicago area or Clear Title America, a national company headquartered in Florida.
Try Guardian Law at 866-673-7750. They should be able to help you.
Regarding the attorney you were dealing with, remember every graduating class had someone who was at the bottom of the class. Smile and move on.

I would talk to another title company that will do it.. Also you might need to explain to them what is that we are doing. I dont know why they would not want to deal with that because all you got to tell them is that you want your business partner to close in their name instead of yours.
We will just change the name of the buyer on the contact.
There should not be any issues with doing it.

Your attorney does not work with investors by the sounds of it, at least not creative ones. You should seek out someone who does, and does so eagerly. They are out there!
