Details of this deal.

First came the strategy of NETWORKING! Met this guy while advertising my properties on Craigs List. He called me and we talked briefly about what we each do in Real Estate. We met for coffee and he asked if I thought I could help him sell a property he was to busy to fix/flip. I said of course! I got it under contract for him in 48 hours.

Turns out this guy is a flipper and a developer that does 6 to 8 properties a MONTH and has several major developments in the pipeline at all times.

I now wholesale ALL of his overflow. Sold 12 of his properties in the last 10 months. A pretty good source of deals.

Today we closed on one of his properties that we assigned his contract to one of my good buyers. This buyer has purchased 4 of my properties this year. How did I meet this buyer? Networking! He called me when one of my other buyers referred him.

So buyer and seller came from NETWORKING face to face with real people!

I made a $2500 fee on the deal today. I have about 1 1/2 hours into this little deal.

Make her an offer based on the numbers! Get them under contract and assign the deal to one of your buyers. Put together a good presentation for you buyers with all the info on the properties.

Make an offer! All she can do is say no. If she says yes, get it done! don't wait any longer to make her an offer.

When you mean make an offer based on the numbers do you mean using the 1% Rule (Gross Rent must be at minimum, 1% of purchase price)?

All of these properties are fully rented, need no repairs. Seller just wants out before spring to move on, plus she said her brother was handling the maintenance side and that didn't work out.
