Ok, after a year of sitting on my thumbs I finally got a copy of 30 Days to Real Estate Cash with no money up front book. Today was day one of my first 5 days and it had an "oh $#!+ am I really doing this!?" Moment while I was on the phone with an agent asking the questions. That moment was followed by doubt an insecurity. Should I have finished the book before I started? My biggest question is, does this really work? I am not afraid to do the work my why> my quit. If there is anyone who has followed the steps in this book and succeeded please I ask of you accounts of your experiences and positive rei forcement. I have told no one what i am venturing out to do so I kind of feel isolated.

Congrats on you not giving up. Remember winners never quit.
Here are my two suggestion to you
1) Think less and take more action: If you let fear take over your thoughts, you will be seeing wrong outcomes. You have to outcoe that "fear of unknown". Dean techniques work and you have to implement his technique step by step.
You got to chew Dean's book "30 days to quick cash" raw: In other words, you should not just glance throught it but read it thoroughly and take down some notes because it will be helpful to you down the road whenever you feel lost or distracted. I joined DG one year ago and even till today, I'm still reading 30 days to quick cash because I know how valuable that book is to me.
2. Focus mainly on your buyers list and then go find the property your buyers are looking for.
3. Stick with DG.com as much as you can. It will build up your momentum.

I thank you both for the encouraging words, I apologize about the vague profile. I am not used to speaking about myself filling out bios are hard for me.
I am on day 2 now and I am still calling agents er I should say locating and determining the mind set of agents. I wanted to ask because I was alittle unsure from the book, should I be expecting the list that fits my criteria the same day? I have 8 more offices to contact today and question. Also he agent I spoke to yesterday asked me what I want my cap for price to be at, should I be the only one asking questions? I dont want to develop bad habits. When he asked me this I couldnt help but feel like I did something wrong.

We all have a saying and that is: Do it scared! You may find your weaknesses or fears crop up, but you just have to go by the blueprint and do it scared. I overcame a lot of my fears, but it was only by doing them that I became confident and now really feel like a real estate investor. Best wishes!

I woulda never thought of it that way, so, thanks for the analogy.
I think it's one of those things you have to tell yourself over & over daily (Esp. when you 1st wake up in the morning) that you ARE a real estate investor & that you WILL succeed as a real estate investor, that YOU can do this & nobody ever said you had to do it alone. Why? Think of us as an extended family, who CAN & WILL hold you accountable, if needed. Why? Because, we care about how others succeed & it also gives good karma or blessings, back. People have done it & still do it to me, too. Like everyone else, I love to hear success stories, bc it makes me realize IF they can do it, I can do it, too, and I'm happy to hear they're succeeding.
Speaking on the phone will get better with time, because it does. Just remember, whoever you talk with over the phone & in real life are human, too. They put on the same clothes as you & me. Everything will get better with a little time, patience & effort. NEVER give up, NEVER give in & NEVER surrender! Couldn't help but read your post. I am in approximately the same place as you. I have spoken to a few Realtors and am now waiting for replies, hopefully with some great deals attached. I am very surprised with how "scary" this whole process is but am struggling to figure out just what I'm afraid of. This forum has been very encouraging even though these posts were not directed towards me~ I couldn't help but post on this wall to thank you all for your beautiful thoughts. I'm sure all of us "newbies" benefit from reading them.

Ok so I have restarted my first week. I took weekend to re-read the first two chapters again to improve my understanding of these critical steps. I have a few question if anyone who has go e before me could clarify... 1) Are the agents I speak to providing both the sellers and buyers for my buckets or should that be two different sources? 2) so far today I have been asked by two different agents if I was looking to do cash buys only (o e agent specifically asked me if I had the mo ey in the bank or if I am using a funding source. I told him I had the money (I dont) should I be answering questions at all? & should I have said that I have the cash? The first question is the most important to me as I have read the first two chapters several times this weekend but I am still unsure of how to classify what the agents provide me.

A) yes the agent will provide both and here is how.......
For the buyers;
can you pull up a list of recently purchased homes bought with cash and send me this list ( do not forget to say thanks and please)
For the sellers;
can you also send me a list or two with all properties that have the following descriptions in them: handy man specials, that recently have had a reduction in price, needs a little work in the description box.

Absolutely get in the habit of saying " I am an investor and my partners and I buy with cash " can you now send me starter homes and plus only send me starter homes that recently sold not in the process of being sold or under contract because this is how my partners and I determine how much we will pay. This is also why I asked you earlier for those descriptions in listings ( listings are basically sellers putting their properties for sale with a realtor") because my partners and I close fast since we purchase with cash and we calculate possible expenditures, taxs, YOUR Commision ( please raise your voice enough to draw his/her attention to the fact their incentive is being considered as well but do not yell) title searches etc....
And if they still ask if you use funding sources say yes.... And then add so you are familiar with investors closing on multiple deals as long as the numbers work

Insidernotes thank you for you wisdom I am re-reading page #2 week 6-10 and piecing it together with what you have shared to help increase my understanding of this process and how to piece it all together. I live in Oregon so I anticipate it taking me an extra half week to get to the county courthouse to find the info on the cash buyers.
I am trying to not let my anxiousness to get a deal up to not cause me to jump to soon.
Are they any nuggets you can provide about finding and contacting more buyers?

Ok I will listen to those, I havent ordered the business cards yet. I am working on my elevator pitch and, well this one hurts to say it I have located a deal through vista print while the deal is good my finances aren't. But I have set a goal to have them ordered by the end of next week.

Isn't it interesting that I, too just re-read the first 2 chapters myself. I also seem to get those overwhelming "stinking thinking" thoughts. One of my goals (and I'm sure yours too) was to follow Dean's book to the "T". I find myself making excuses or putting something off because of this or that. No more! To your biz card situation, if you have a computer & a printer make a few, just as I did. They really don't turn out that bad and will make do until you can have some made. Then, take a minute to be proud of yourself for completing one small goal! Show them off to your kids and have an ice cream sundae party... Hooray for Dad!!

I feel its been difficult in gaining a relationship with Realtors. I haven't had much luck. The conflicts arise in writing the offers. I've been fired for too many "low balls". Others want write them as "assignable" (in Las Vegas, the contract already states "this offer is not assignable", and others over earnest money deposits. I do seem to have one that is still working with me though! I know there is a section in the book with other strategies on how to fill my "Deal Bucket". Can't wait to get there. Ming, I too look forward to seeing you succeed and helping each other with our fears/obstacles. I'm ready for the next step, connecting my future "partners" from my cash buyer list.

I love that book! Even though I've read both "BAREM" & "PFRERN" books a couple times, it's been a while & I don't remember everything I read. So, I plan on reading "30 Days" tonight & tomorrow. And, the others I'll brush up on in between.

Dorothy I dont have an computer or a printer, i would totally print my own cards. I have started this business literally from nothing ( I will tell my story another day) everything thing I do is done from my cell phone a pen and notebook. I have had to start a third bucket to fill with potential buyers for my cards I expect to have a couple lined up by friday and the cards ordered by tuesday/wednesday-ish. So that give me some time to work on my elevator speech and locate REI clubs here. You're right I am not going to fall into the excuse trap I am learning however to assign a timeframe to things to stay on task.

So three weeks in I still havent put a deal up yet, I am having quite the challenge locating buyers but I am pressi g forward. I did however meet a residential broker who offered to send me the. Market report for my area, not sure what to do with it but it counts for something right?
