1st Deal maybe?

Was hoping someone could tell me how I keep my buyer and realtor from hooking up if I got deal from realtor, who's always looking for cash buyers. Do I use a non- disclosure?

My realtor just sent me 2 great deals, 1 is an estate deal ARV 375-400 he said could be purchased for 260,000,
with very little repairs. The other ARV 375, and purchase price 261,000 also little repairs. I want to jump on them to wholesale to my buyer who keeps calling me for properties but, not sure how to keep buyer and my realtor from hooking up with each other and doing away with me.
Any help would be greatly appreciated.

Simple

Every property you feel is a good deal and ran all your numbers and they make sense, PUT THE PROPERTY UNDER CONTRACT. Make sure you have your escape clauses and you will never have a worry about your buyer going around you to get the property from your realtor. If you haven't read Dean's book 30 Days To Fast Cash offered on this site for free I will suggest you go and read it ASAP.

Finding owners of vacant properties

Hi folks
I'm at a loss as to how to find the owner of a vacant property. I'm almost ready to put a "for sale by owner" sign on the property to see if that will generate the owner to come forward. I've gone to great lengths to try and track the owner down even to going to city hall to see if I could pay the property taxes and take ownership but also to give the real owner time to pay me out if they chose to do so but that didn't work. I've gone to the registry of deeds....no luck. I've searched the electorate list and much more. If anyone has any ideas I would gladly follow up. Thank you so much.

Have you tried asking the neighbors? They know more then they typically should......

And have you gone to the county assessors office and ask there?

The title company that handled the transaction?

Thanks Reynold for info. I meant realtor and buyer hooking up for deals after first one, do you know of anyway to prevent that? Didn't see anything about that in 30 days.

If they know each other already, it's kinda hard to prevent them from metting & doing business. Are you afraid the buyer will go around you & cut you out of deals?


Realtor and End Buyer

If those numbers are solid, get it under contract. Have your buyer do an assignment of contract and there is no way they can cut you out of the deal without backing out of escrow. If they do cut you out, then you know who not to work with in the future. Remember, your agent signed a contract with YOU stating they work for YOU. If they went around you, they would be in violation of their contract and you have recourse against the agent.

But I would also advice have a second realtor, because there are several loop holes or ways to go around it, as they say if man built it he can destroy it.
