I suggest you put it under contract I am not really investing in OC right now although I do have buyers for the area just not enough, San Diego is my area lmk if you have anything there ok. Also don't post any personal info in the threads only private message you can be sanctioned by the site ok.

I believe what he's saying is that:

ARV: $1,230,000
Asking: $860,000
Repair Cost: $120-130,000

So, if I'm correct, the potential profit is $240,000 on the low end. It sounds a bit in excess, but then again my understanding of the numbers might be wrong.

Better Way to Present on a Post: BIG TITLE (Something Getting Attention Like: "DANDY DEAL IN DALLAS")

REPAIRS: Estimate a repair costs, source where the estimate was acquired EX: Kitchen cabinets from Home Depot, Tile flooring from Carpets N Tiles, or a sub contractors estimate.

AFTER REPAIR VALUE: Get this from average sales in the area 3-4mons you can call any realtor from Keller Williams and ask to send you at least 5 listings that sold in the past 4mons same type of house as the one you are wholesaling. Using the formula for your area (as you get to know the market what price per square foot houses are selling for in the hot areas of your town)

Then, of course, if you have it locked on contract, you should at least give the City and State where it is and most preferred the address and My contact Info, then Keep checking your ads and groups you posted this AWESOME DEAL to and respond please!

CAREI you are correct that is the formula. the only thing that was mention was the resale closing cost (agent commission ect..) the reason for that is there are many investors who are agents or investors who pay different type of commission percentage. Either way there's plenty of spread on this deal.
