Did you get all the facts? EX.what the house is worth after repair,did you go look at the houses? If not ask her if you can see the houses, so you can get a rough idea of what needs to be done. Are these houses shortsale situations or just 1? What are her debts on all the houses? How far is she behind on all the houses? If they are shortsale situations, don't pass up the deals because you are not familiar with the process. I am not either but I know people that can help me get it done and get it done correctly. If you know investors your area and ask if they can help you with the process or explain to them you have a 3 house bundle in a shortsale situation. Then get her to sign a sales agreement with you. See how much time she has before she loses the houses. Get it on contract, so with the right to assign. Get like a 90 day period if she has that much time. This will allow you to find someone to help help you submitt a short sale package or time to find an investor that you can assign your position too. Also if you have a investors group in your area, you can find someone their to help you or pass the deals to for sure.Tell the lady you may be able to help her. Ask what does she need from? Ask does she have a place to go? You must find out the facts about the houses first. What her debt is, how far behind she is on all the houses. Find out what her plan is.
