My own special deal

Hi everyone

I am literaly jumping off a cliff here. Not a big one but,,, I am an extream novice because it takes me forever to understand what I am reading.

Just to understand what I am talking about It took me 8 years to get through college. Books are not visual and that is how I learn. I have what is call a comprehension dislexia.

This house I stumbled on is not an REO, or forclosure, or anything like that.

I recently had to start looking for a house for myself because I am a potter, and have started going to farmers markets to sell my pottery, I wasn't expecting the responce to my pottery that I have been getting.

I live in an apt. I can't use a kiln, all my pottery I make through Parks and Rec. Here in Tucson. So I desperatly need to get into a house so I can do more work.

Now the house I found is perfect. I has a seperate two door garage building that would be perfect for my studio.

Since the house is not a "special needs" house, does any one know if or how I would go about getting some of the deals with this house, or am I stuck doing everything by the book. I hope this makes sence, if not let me know if I need to explaine more what I am trying to get across.

hmmmm....

im no expert, but i believe i can help you.

first off you need to look at the comps of the area, and see what houses are being sold at recently. That should give you a good sense of what the house is worth!

second Have you talked to the owner or the agent? why is it for sell.? ask some questions? are they in a hurry to sell, see what they bought it for? and by all means get as much info as possible.

third ask to take a look at the house and take notes on what you like and dislike! ASK QUESTIONS! new carpet? new paint? backyard need work? take everything into consideration!

Fourth come up with a max offer and start low!. say the house is worth 140,000 and they asking 150,000 well if you wanna get the house at a good deal, figure 130,000 is your max offer! and thats being conservative. then offer 110,000 and work your way up if needed! Negeotiate! always start low. its hard to go back down!

what your doing makes sense. its just a little harder.

lastly, if you wanna chance it and think the house wont sell fast, you could put a offer in! some what low, and hope it gets accepted. if not, then wait a few months and re submit the offer, after a long time on sell sellers usually accept lower offers. and voila you have a house!!!!!

Larry gave you some great advice above. As Dean has stated find out the "hot buttons" of the seller and this may guise you in an offer. Also, you may be able to make a better offer if the seller will hold some or all of the financing. This could be a creative deal for both parties. Good luck with this deal and kee pus posted. Sorry I haven't responded sooner. Every thing has been happening so fast. I found out that they had to leave, for what I really don't know, but I beleive it had to do with family stuff. I did get a realitor to help. She told us that the house was up on the market once before, and was taken off, then put back on, the houses in the area sold for a little more, but they had more square footage.

My sister and I went down to see the house. We liked every thing we saw. I like a yard that needs work because I work in the garden dept. at Home DEpot, and I am very good with plants to the point that I will take out plants I don't like. The bathroom need to be bigger. It had some work done on it like the floors were tiled. It had a new cooler, and new roof, and so on,,, we put in a bid for 119500, the owner was asking 124500,

and here is the kicker, are you ready for this? I hope so because I was not. Some invester swoops in and offers 120000 CASH!!! CASH !!! AAARG! so, I countered, so did the invester, OF COURSE he did. Does he not know that I need my studio, and my sister she is a painter. You don't want that stuff inside your house!

Oh well. I guess I have to look at it like the first pot I accidently destroyed in class. When the pot goes flying off the wheel because you did not secure it, and you hit the foot peddle. You just blankly stare at the pot for what seams like a few minutes (in this case the house that just slipped through my fingers) and say "oh well I guess I have to keep looking"

Sorry to hear you lost the deal but keep on searching - there might be something perfect out there waiting to be found. I am also looking for a house with owner financing or lease option. Been looking for a while but I know there is a house for me somewhere. Good luck on your search!
