That is great Carol. I am a beginner wholsaler and property assigner. I haven't assigning my first property yet, and having a little problem getting started and use a lil boost. Good you please help mentor me. I understand the process, but I need a lil assistance in finding the properties in the first place, how to talk and what to say to sellers, and how do you go about getting them assigned. I lost mu job 3 mths ago, have no unemployment, and have a daughter to help support. I've loved real estate my whole life. I just could use a friendly GODly hand in coaching from someone who started from scratch. My bills are $2000 a mth and I know wholesaling is the way to go. I have 2 properties that have lousy tenants and that are not making any money. My back is in a corner. My email is . I live in Greenville,SC at the moment, about to relocate to ATlanta, Ga. It's about 1:45 away. If anyone would like to assist 0r partner with me, I would be grateful. I could use I the help I could get and everyone could profit. I also have access to a network of investors called Ameraco. That have certain criteria that the properties locked up have to meet before that are submitted, but they are a legit company. I'm a paid member and have yet to use them. someone please help

It is wonderful to here of someone, who like me had fear, but still went for it. Im a year in and still have not gotten one deal. I have one in the works and I will find out tomorrow, but if not, I'm a keep pushing forward, and hope that I can post a success story just like yours.

After a year of letting distractions in up's and down's interfere in my life i am ready to push tyhat aside and fight through my fears and start i just ordered his newest book and I just have (one) questiion i know that that this is a offen asked question.But how does some one with very bad credit and zero money get started to purchase that first property.if you guys out there have any suggestions and certainly the one living in the (Phoenix Az Area ) i would be greatfull.

I do understand you question, as I was there not to long ago. But I would say I think they have a new policy about posting question on another's posting. But, begin reading the book and all your questions will be answered. If you feel you need more, read through the postings in the other sections of the forum, pm other investors, and start a posting yourself.

Remember this deal? Well I actually just wholesaled it and made $14,900. I guess I am a WHOLESALE ADDICT! Hey cash now is good! I will find another deal to buy and hopefully hold on to it. I don't know though I LOVE FLIPPING THESE DEALS!!!!

I know it's a great feeling and raises the confidence level. I love wholesaling too. Sounds like you have a solid buyers list.

There is a reason you are where you are, at this time, with the knowledge you have gained. You can and will do it. Remember how afraid you were on your first asignment? And now are comfortable with doing that because of experience. This is the first step toward your new comfort level.
