and it is about in as bad of shape as previously thought, and has been completely gutted; but it does look like there may be a leak in the roof where they tried to fix it. The setup is very higgldy-piggldy, but its got POTENTIAL. This one will sit for a while. Its off of a dirt road, is on septic and propane, and this usually turns off buyers. After watching Dean's first deals, this reminds me of the land he acquired and turned around and made millions. 2.25 acres, in the middle of the forest, secluded and away from the world. Winter access would be very difficult, as the road is not maintained (plowed) so we'd need to acquire something to pave our way in in the winters. I'm tempted to sell my cabin I acquired in January and buy this in its place, just for the sprawl of land and I can see what a diamond in the rough it is. But I think as an investment it may not be such a good thing to pursue. I may throw out a 1/2 price offer for the heck of it, and see where it goes.

I didn't move quick enough and the property is already under contract. All I'm hoping is someone put in a blind bid and hasn't seen the property and its restrictions. On to something else.
I'm still hunting for a lawyer to make sure my land trust form is all legitimate and ready to go so I can move quickly on the REOS. I've decided its probably easier to do the land trust than the LLC. I was teetering back and forth on which option is best. Has anyone had a bad experience with a land trust?
