hello fellow dgers !! I just thought i would share the details on a deal that came about from getting my business card out there and using deans free website and advertising the heck of myself..
IT starts with my name on truila as a local real estate proffesional and dont ask me how it got there but i BELIEVE it was from owning the sfl system but anyway it is on there for my local zip code and town .
i recieved an email stating this person had a lot in my town and was wondering if me being a real estate professional ,would i be interested ?I replyed back to find out the address.This person stated that him and his brother owned it and both lived out of state,one in florida and one in california.
After telling him i would check it out and get back to him,i then went to look at it and brought the flip camera to video it and pinpoint the roughness of what they had not seen in a few yrs.The mobile home is really rough but the garage can be brought back with a new door panel,clean out and paint.there is a well and septic on site and approx a little less than half acre.
I called back to talk some more and find their MAGIC BUTTONS [this i learned from deans books,and it is KEY !!]one brother neede some cash for christmas and the other just wanted to get rid of it as it was left to them in will.SO now i know it was theirs free and clear and christmas was a couple days away and als he told me they owed taxes on it [$250] and that they have been paying taxes for yrs and havent seen it for as many.In my opinion it is worth around 15000-20000 but i verbally stated what kind of shape it was in and i would give 5000 .The brother called back hrs later to state they would accept the offer only if i could close in 48 hrs ???????? so i said ok.Iimmediately called my attorney and the title company that i work with and ask for a preliminary search.The search company was SWAMPED as it was christmas and said they would get right after it Right after christmas.Well i did not want to lose this so i went to the court house myself and did some research on the computer as anyone can do if they just ask someone there .I found a judgement on one of the brothers for a small ticket or something and fee of 600 or so with 12 % interest.I then sent a purchase offer over fax and included a contingency of the judgement fee and any interest will be deducted from the final closing total sales fee.
The pa was recieved back with an acceptance and the 40 yr search will be started tomorrow .Isent them 500 two days ago for christmas as earnest money along with $ to the attorney.It is in the contract that that this property must have marketable title for me to transfer.
The title search owner helped me when i went to the courthouse to look up this info and i learned a great deal from him.
I will add to this post as the deal develops and hopefully my quick action on this deal and the mindset that i have developed due to deans real estate academy and this site will make this deal a great potential profit and add to my passive income !!

Yes I do get into some DIFFERENT transactions BUT I believe it is because no one else wants to tackle them and overcome the obstacles......i am sooooo glad I have deans THINK A LITTLE DIFFERENT program !!.
FIND THE MAGIC BUTTONS and the job gets easier!!........have to be or get creative sometimes to get that deal done ...NO MATTER WHAT !!!!!

market,market,market !!!!

i put this property in the local FREE TRADER and have gotten many calls this weekend .this mobile home need many repairs on the interior to be livable.....such as ceiling tile,carpet throughout,bathroom remodel,kitchen remodel,all appliances.........but is a perfect opportunity for a handyman to get into .we will see if anyone this weekend is interested after looking at it.The garage alone would cost $10,000 to build and there is a paved driveway,and nice lot.small deck on frnt with frnt and side concrete steps with railings,the lot needs raking and brush cut in back lawn.

on another note,i decided not to buy the carpet store and i have started to market for another tennant,I just do not have enought TIME to see that it would be profitable.soooo i am hoping to get another tennant in soon.

I am still actively looking for another deal or two because i have 3 buyers that have 5000 down and can afford 5-600 per mnth for a lease option.......looking feverishly for that owner finance deal or exceptionable deal in my market area.

verbal offer

yessssssss i have a verbal offer on this mobile home and tonight i will go over the details of it with the potential lead prospect.this prospect does not have the 5000 down i am wanting but i am thinking of making a win /win and giving it to him for NO MONEY DOWN and $400 per mnth at a selling price of $22,000 at 9 % interest sooooooo at exactly 396 and change per mnth for 6 yrs would come out to be approx 28,000 and change.....not bad for an investment of 6,800 huh? what do the dgers think????.i have not done any work to this yet and this prospect will do all repairs just to get in it so what do i have to lose ????? will keep you updated on this but please give me your feedback on my idea and tell me what you would do in this situation ????
