Just wanted to contribute to the DG family. I have been trying to wholesale for about 5-6 months. I have just closed 1st deal and this is how it went.
A lady called off a bandit sign. She had a 3/2 2 story home she had lived in for 40 yrs. The lady was a bit older and was having trouble getting up and down stairs. The home was in desperate need of interior rehab as the outside was recently updated 6-7 yrs ago. Like I said the interior was a disaster as she had 6 dogs. Anyways I went to my local REI club and started networking. Got a website and started advertising on that as well with Craigslist. Got about 6 offers and sold it for 31k in about 4 weeks.I had it locked up on contract for 25k. With only $1.00 down. I asked the investor to put down some earnest money of 1k. and they had no problem with it. Had him sign an assignment of contract and it was that easy. Gave him copies and closed 2 weeks later. Having done that 1 deal really gives me the confidence to move forward and get some more deals. The hardest part I run into in doing this deal is finding it. I had put out about 100 bandit signs in the area. All the contracts I used are on this website. Feel free to contact me for help as I know it is hard when you start out to get your feet wet.

I put out about 500 bandit signs in the Bronx, Queens area and still had no deal. Now looking at good prospect hopefully this is the one. Do have 2 shortsale deals in the works. I pass on my shortsale deal to a shortsale specialist who I have a joint venture agreement with. http://www.massactionrealty.com

Yes, taking action feels good. I went to my first auction to meet investors. I met an investor and he is one my list. Yeah, only one, but, there will be more. Of course, I had a some fear because this is new, but, the information and taking action helped my push through it. I have been a musician all my life and I have learned that you got to perform through the fear by rehearsing and preparing and taking action by getting on stage. It's all relative. I feel the confidence building. I have another event to attend to meet investors and buyers. When I make a couple of deals, my next move will be going to the EDGE 2011. I have a strong feeling that because of the information, people will be looking to make deals with me. I can feel it! Thanks Dean!
