Hey Dennis, Congrats on your first wholesale deal!! just curious about your 100 bandit signs you put out. What was your response rate outta those 100 signs?

I got about 30-40 calls I would say over a span of 2 months. I still drive on the roads and see them sitting there in some area and then in others they are gone in a week. Oh well numbers game. Let me know if you have any other questions.

I'm actually new to all this and I'm having some trouble pulling the trigger. I have a couple of questions:

You mentioned you put out 100 bandit signs....
-What did they say?
-Did they all say the same thing or did you mix it up?

When you found the lady looking to sell did you have a buyers list together or did you wait and find a buyer when you knew you had a deal?

What contract(s) did you use? I went to contract crusher and downloaded all of these contracts but I don't know what to do with them when I find a deal.

The signs just simply said. WE BUY HOUSES CASH- ANY CONDITION- CASH OR TERMS- PHONE NUMBER.
I used the forms on this site and I had already started a buyers list. You will find with the bandit signs. You will get calls from investors asking to be put on your list. Put ghost ads on CL works well to.

I'm getting close to my first deal also. I hope I have the same success you did. Just interested, why the $1 down when locking up the property?
