a buyer wants to lower a discounted price. how do i keep my price?

it took me about 3 weeks to get this seller to finally say she was going to drop the price. a said an offer about two weeks ago with some conditions, and she accept. i have on contract for 75,000 and she asked for 85,000 with furniture and lawn equipments. the buyer who was interested in the property wants know how much she owes on her loan, and decide from there. she owes 45,000 on her loan, agree to me at a selling price for 68,000, and i have it on contract to assign to a buyer for 75,000 with furniture and lawn equipments.

what do i say to keep my price and have the buyer to take the deal?

You tell them, no problem, if you don't want it I have someone else that does. Act cool, like you don't care if they take this one.
Also, this is your deal, you have it under contract. It is no business of your buyer to know the terms and conditions between you and the seller. Like how much she owes. Either the numbers work for your buyer or they don't. This is the price. Also when you sell it, require a non refundable earnest money check from your buyer. Business is business! YOU control the deal.

Working with your buyer

My question is do you have anyone banging your door down for this property? If not I would work with the buyer you have on the hook and go back to the seller and renegotiate... maybe without the furniture and lawn equipment for 65,000 so you can assign to your buyer for 68,000 and still make 3k.

Once you do that tell your buyer if he wants the deal for 68k it would have to be without the furniture and lawn equipment.

If you are not working with a MOTIVATED seller than this is not a good deal and it wont work. MOTIVATED sellers are the key to a good wholesale deal!!! After all she only owes 45k! Tell her she can have a yard sale and sell the furniture etc... to make up the difference. Maybe offer to help Smiling

I work with my buyers on deals instead of standing to strong on a price. Especially if the seller has some room to negotiate a bit. You want your buyers to buy from you again and again not just one deal... so be flexible.

My buyers are my main focus in a deal. I will do what ever I can to make a deal work. Even if it means I have to get uncomfortable and go back and renegotiate with the seller. I have buyers that come repeatedly for deals because they know I have their best interest in mind.

My theory is that I will do maybe 1 deal with a seller and probably never see them again... My Buyers I will do many with!

one more thing

One more thing.... A good wholesaler is always willing to get uncomfortable (renegotiate) to make a deal happen.

Tip...

If you were not embarrassed by your offer to the seller than your offer was to high in the first place. Which means you will have to be embarrassed by your offer the second time!
