HUD deal need your opinion!

We locked this deal Friday for $44,330 with ARV of $120K to $130K. Property needs about $20K in structural repairs, and just little in its interior. Property is in great neighborhood, larger lot, and Inground Pool. We plan to flip it. However, our concern is the amount of structural repairs. As in OK we have to disclose any previous structural repairs, we are concerned the new buyers would run away from this property as it needed a structural repairs. We have done some structural fix up in the past with good results, but repairs were under $10K. This time we are going for a bigger repair. Property is in a hot town with great schools and location. In fact, the cheapest property in this town is this one. Our structural repair guys will provide a 25 year warranty and we know they are reputable company in the area. Good thing, we get 15 days to run our inspection contingency as this is a HUD property.

I think it is more about fear to do this major repair, and the fear that new buyers would be more concerned about the foundation repairs.
