DOCUMENTING DEALS !! #1

i am sitting here late at night copying and documenting my deals from the very first one i have done so i thought i would refresh my own mind and maybe give a few pointers to others that do not know me .i havent been on the site alot and giving advice or support as much as i used to as i am working full time and still doing deals and learning as i go.i will always be a lifelong learner and consider myself to always be a work in progress.If anyone here on dg is going to be an ACTION TAKER and make things happen then in would suggest documenting EVERYTHING as it happens.I know from experience that if you have a goal of joining the success academy and getting your refund you will have to have EVEERYTHING written or typed and SAVED so you can access it to hand in for PROOF or testimonial.DO THIS EVERY DEAL and be as SPEFIFIC as you can.believe me you will save a TON OF TIME if you heed my advice.i have been DAYS.......copying and gathering things that i DID NOT ORGANIZE to the best of my ability.although somewhat disorganized....it is my GOAL IN 2012 to be ORGANIZED so this is whipping me into shape.NOW i HAVE done this all for my refund but hey ...WHAT IF....dean asks to see your PROOF of deals and you have met your dream and goals of someday being included in an elite group of ACTION TAKERS??and you have done many more ?? then if you have documented and made EXTRA copies when you did this....hey you can get to bed at a decent time at night !! anyway i am going over all my deals and starting with
# 1 ...i bought a sfh for approx 21000 from a realtor.Done some baSE ment work myself on it to repair .got the $ from a line of credit i established and once i signed the pa i immediately started advertising it even before i owned it.all this info is in my journal but some new investors that do not know me may find inspiration in some way and it refreshes my memory and brings back lesson i may have been prone to overloo.i am typing in the middle of copying k ...remember repitition is the mother of all skill

its all in my journal but i need something to do as the copy machine is SMOKIN.... LOL
deal # 2 is the sale of the sfh ....#1 and as i said i marketed it right after i signed the purchase agreement .and i began to build a byuers list.i marketed in the local telegram and in the local free trader.found a buyer for a land contract for 38,000...so i had a some work to do on the basement then a new owner will take it!!! i asked for 5000 down and they did not have it but after finding their magic buttons ...i asked them what they had to TRADE.and then it began........a 2006 astro double wide home....ohhhhh those little tin boxes that spit out cash !!! well not quite but a newer home that was in a trailer park and they had an argument with the owner and had to move out.this home was pd in full and they told me they pd 45,000 3 yrs ago...well i didnt even look at it and offered 20,000 so the sale price is 38,000-20,000=18,000.........18,000 with a mnthly payment of 280.55 per mnth with 8 % interest to me for the next 7 yrs...not bad for reading a book and following a late night info mercial guy huh ?? thanks dean !!! oh and i need to tell ya this house came with an empty lot that i keep and sell on another deal !!!!!! thanks again dean !!!

I do this on EVERY deal!! The only way to fly.

Organization: get organized from the start, and prevent clutter. Now position yourself and structure the business to take advantage of tax benefits and asset protection.

I lost count of deals after 40 something.

this dealis the result of SEPERATING A VACANT LOT that came with the sfhome on deal 1.It came about when i told the buyer of the house deal #1 that i was selling the vacant lot next door.I knew they didnt have a down payment and they showed interest in the land .Iasked what they could afford per mnth and they said 200 per mnth...so i negotiated a payment of $176.98 per mnth 9 % interest for the same 7 yrs as the house....that is a total of %11,000 sale price and $14,866 from a total of 84 payments !!!! the owner bought NO $ DOWN and i will have an other income for the next 7 yrs !!!!!!! lets do this again !! dean teaches this strategy in his THINK A LITTLE DIFFERENT PROGRAM !!!! ....read it ...learn it....USE IT !!....AND oh yeah ...DOCUMENT IT !!!

Defining a "deal"

Hey Jay, great to hear from you again!
I was wondering as I read your posts, what does the Success Academy define as a deal?
You consider the purchase of the SFH as deal #1 and then the sale of it as deal #2...
If I were to get a house under contract at a great price and then assign it, would that be 1 or 2 deals?
In my opinion, if you're doing RE as a business, you're in it to make money. So if you get a house under contract, you haven't made money until you sell, rent or assign it.

how r u buddy !! when i was in it the success academy recognized a deal as when you buy...= 1 deal ......when you sell = deal min profit $1000
your assignent would be 2 deals....now you should check to see if anything has changed !!!
this is just for the refund purposes at that time.I cant speak for the academy now.

DEAL # 4

Is the sale of the 2006 a$tro double wide home.This home was in a park and I marketed it n sold for 23,000 !!!! Now I had some expenses of lot rent n marketing but took this profit n PD OFF THE sfhome...deal #1 !!!!!!!!! This is all within A SHORT TIME PERIOD........I had 4 DEALS done in ONE PACKAGE!!!! so this shows you that THIS STUFF IS POSSIBLE with a little study and the CONFIDENCE AND DRIVE to make it happen! !!
The double wide home was a transaction that I learned .....is the same as a motor vehicle transaction.You have a TITLE....just like a car....and the owner signed it over to you and you send it in to the motor vehicle dept....to receive a NEW TITLE document in YOUR NAME.good stuff learned!!!! .....GET IN THE GAME......DON'T BE AFRAID TO LEARN......BE PERSISTENT....BELIEVE YOU CAN DO THIS! !!! SURROUND YOURSELF WITH SMARTER PEOPLE, LIKE MINDED PEOPLE.......just START TODAY and DECIDE you are going to CHANGE YOUR LIFE by learning deans strategies!!!!!!
