Im really eager to start but ! dont want to wait until I find an agent cause who knows how long that will take. In the meanwhile I want to start making offers on my own.
Any advice on doing so? Should I start on my own or wait until I find an agent?

Having a good agent is great because they do a lot of your work for you. But don't wait until you find one to get started. You should start checking your local newspaper and free papers like The Pennysaver. Check out the free websites in your area - Craigslist. You can look for properties that are listed by agents even though you don't have one currently by going onto Realtor.com, call "for sale by owner" signs and also call on the realtor signs.
You will come across several realtors in your searching.
I have found my best deals on my own. I watch the local foreclosures and I keep an eye on bank REOs in my area.
You don't "need" a realtor but having a good one on your team is an asset.
Start on your own. You can deal with FSBO's. You can also just use the listing agent to make offers on foreclosures or other listings.

As other have stated the key is to just get started. Once you look at various properties with real estate agents, also interview the agent as you review the property. You may find a few good agents you can work with.
Sometimes, with REOs, it is even better to submit an offer with the listing agent because they can usually get a response even faster. Good luck with real estate investing. Believe and Achieve! - Joe
