Lowes tour

Lowes tour

can anyone tell me if there is a special sheet that one gets for the boots on the ground tour to lowes on how to figure rehab costs? I have a sheet on costs, and just wonder about comparing.

I haven't done this and wonder if you can share any secrets or nuggests, as I am not able to do the boots on the ground right now. Thanks, Tammy

Yes, there is a sheet, but you can create one

What happens at Lowes is we go through the store, department by department. Make note of what materials we generally use in a rehab. Also - note the Lowe's "Install Price", which is posted in most every department. From there, you can build an estimate of a rehab. If you are wholesaling and you tell your buyers the major things a house needs, document with photos, they will have a good idea of the cost. It is helpful though as a wholesaler to be able to estimate this. If you get a good contractor on your team, they may be able to help you with this, especially if you can refer some work to them.

Lowe's Trip

Great question. In the material that you will receive when you go to the boots on the ground event will contain many forms and documents that will help you to create and track rehab costs, and create "Commonly Repaired Items" list that you can use to help you to be more efficient. For example, Carpet will cost the same in just about any house you do, so you don't need to get every single property bid out like it's your first deal. Same thing for painting, light fixtures, Kitchen Cabinets, Toilet and sinks, etc. The Boots event is about efficency and making the process become faster. Lowe's is a great resource to establish a cost for material and labor both. This allows you to estimate rehab costs without having to get bids and figure costs on every single property that you walk through.
Happy Investing.
