OfflineI just found another Buyer to add to my list.He lives in the Charlotte,NC. Metro where I do, He will pay Bird Dogging fee or do assignments,whichever, he doesnt care.He is a Cash Buyer.My question is what is the best way to find him deals?Since we are in the same area, what should I be doing that maybe he isnt to find the deals before he does?Any advice or could steer me in the right direction is highly appreciative.I am finally making some progress, thanks for any help.

You should focus on marketing. Try to find motivated sellers by putting out bandit signs, posting & handing out fliers, hand out business cards, post ads on CL, get an expired MLS listings from your RE agent, word of mouth etc, etc. Hope that helps and Good Luck.

first I would ask him how he finds deals. Casually, in conversation, as if you need ideas.
Then do the things people on here suggest.
Drive neighborhoods,call FSBO signs, call rental ads, contact expired listings, contact local banks for their REO's, find owners of vacant or vacant looking properties, look up probates. I'm sure there's more.
You get the idea.

Look for distressed properties in decent neighborhood. Contact a realtor that has expired listings of more than 60 days. Put up flyers at grocery stores, laundramats, doctor`s offices, anyplace where people wait for service. Put doorhangers on homes For sale by Owner.

I have had alot of luck on Craigslist, Not actually advertising, but go to the Real Estate Services Section and just scroll down and read and click on to ads , I found a cash buyer today doing just that.He was looking for a Real Estate Agent to work with , so I e-mailed him and now I will Bird Dog and do Assignments with him.I have gotten at least 5 cash buyers just doing that.
